Site Manager – Gated Residential Community (West Maui)

Position Overview
The Site Manager plays a key role in the daily care and upkeep of the property. This role is both operational and community-facing, requiring someone who is proactive, reliable, and able to work independently. The ideal candidate is motivated to take ownership of projects, improve the property, and contribute to a positive living environment.
Primary Responsibilities
- Perform general maintenance of common areas (landscaping support, exterior upkeep, minor repairs, cleanliness, safety checks, etc.)
- Oversee and coordinate all contracted services, including landscaping, irrigation, pest control, security, and maintenance vendors
- Maintain records, logs, and documentation related to maintenance activities, inspections, and vendor work
- Perform administrative duties such as submitting invoices, generating check requests, and completing debit card reconciliation
- Respond to Board, Managing Agent, and Resident requests in a professional and timely manner
- Conduct routine property inspections to assess safety concerns, maintenance needs, and rule compliance
- Ensure the community’s standards are upheld at all times in accordance with HRS 514B, the governing documents, and the Association’s Rules & Regulations
- Prepare written Site Manager reports and attend Board meetings and Annual Meetings to provide updates and support discussions
- Support special projects, capital improvements, and emergency response as needed
Qualifications
- Prior experience as a Site Manager, Resident Manager, Property Manager, or similar role highly preferred
- Strong general maintenance knowledge and hands-on ability (basic plumbing, electrical, carpentry, landscaping, painting, etc.)
- Effective verbal and written communication skills
- Strong organizational and administrative skills, including ability to maintain records and follow procedures
- Good judgment, problem-solving abilities, and the ability to work with minimal supervision
- Ability to interact professionally with residents, vendors, and Board members

Schedule & Compensation
- 40 hours a week - Monday through Friday 7 a.m. to 4 p.m. (with 1 hour lunch)
- Compensation: $70,000 to $90,000 Based Upon Experience
- Performance-based bonuses available
