Koa Lagoon Site Manager
Location: Kihei, Hawaii
Property: 42-unit condominium complex
Position Overview
Koa Lagoon is seeking a Site Manager to oversee the maintenance, operations, and upkeep of all common areas and shared infrastructure. This position does not involve managing individual units or the collection of association dues. The role is guided by the AOAO (Association of Apartment Owners) Board of Directors and requires a minimum on-site presence of four days (less than 20 hours) per week.
The contract includes a 90-day probationary period, during which either party may terminate the agreement with or without cause.
Reporting Structure
- Reports directly to the AOAO Board of Directors
- Directly supervises all AOAO employees and contracted vendors
Scope of Work
The Site Manager's responsibilities will be carried out under the direction of the AOAO Board and include, but are not limited to:
Operations & Maintenance
- Ensure the efficient operation of all infrastructure, systems, equipment, and tools
- Coordinate periodic inspections and repairs with appropriate technicians
- Oversee maintenance and repair of all common areas including:
Parking lot and grounds
Pool and amenities
Fixtures, signage, and paint
Floor coverings and walkways
Sewer cleanout maintenance
- Respond promptly to emergencies, including the ability to shut off building-wide or unit- specific power and water
- Maintain and update access protocols and emergency key inventory
Vendor & Contractor Oversight
- Maintain a directory of vendors, suppliers, and contractors
- Monitor contractor performance and ensure timely delivery of services
- Manage janitorial, pool, pest control, and landscaping services
- Coordinate large-scale repairs and capital improvements in collaboration with the AOAO Board
Communication & Notices
- Post timely notices regarding:
- Pest control
- Tree trimming
- Elevator maintenance
- Utility shut-offs (water, electricity)
- Power washing and remodeling
- - Communicate potential safety or security risks to the AOAO Board promptly
Inventory & Supplies
- Manage supply and tool inventory for the property
Safety & Security
- Maintain awareness of safety conditions and respond to issues as needed
- Report any hazardous, unsafe, or insecure conditions to the AOAO Board
Schedule & On-Site Requirements
- Minimum of 4 days (20 hours) per week on-site
- On-call for emergencies affecting common areas or infrastructure
