Responsibilities / Job Duties
We are seeking an ADU Sales Specialist to support APEX Homes in guiding homeowners through the early planning and sales process for ADU and residential development projects throughout the Bay Area.
As a specialized division under AlphaX, APEX Homes focuses primarily on Accessory Dwelling Units (ADUs), residential additions, and small-scale development projects.
This role is primarily a sales position with a strong architectural and design-oriented component. You will work directly with homeowners to help them understand what is possible on their property, evaluate design opportunities, and confidently move toward signing with APEX Homes.
You will act as a key client-facing representative of APEX Homes in the field, combining consultative sales skills with practical knowledge of ADU design principles, zoning basics, and residential planning concepts.
Key Responsibilities
• Sales & Deal Closing: Manage the sales process from initial lead qualification through contract execution, converting qualified ADU opportunities into signed projects.
• Client Consultation: Meet with homeowners to understand their goals, present ADU opportunities, and align project scope, budget, and expectations.
• Site Visits: Conduct residential property visits throughout Santa Clara County and surrounding Bay Area communities to assess site conditions and discuss project potential.
• Project Review Support: Review internal project assessments, zoning summaries, and preliminary design information, and clearly communicate findings to clients in a simple, actionable way.
• Planning & Zoning Coordination: Assist in verifying ADU feasibility by referencing city guidelines and, when needed, coordinating with local planning departments to confirm requirements and constraints.
• Client Education: Help homeowners understand ADU fundamentals including timelines, permitting process, cost ranges, design options, and development considerations.
• Project Tours & Client Engagement: Coordinate and conduct tours of active construction projects and completed ADUs to help clients visualize outcomes and build confidence in moving forward.
• Design & Concept Coordination: Work with internal design teams to help translate client needs into early-stage concepts and design direction.
• Customer Communication: Serve as a primary point of contact during the sales process, maintaining clear, consistent, and professional communication with clients.
• CRM & Documentation: Maintain accurate records of leads, client communications, site visit notes, and project updates in the CRM system.
Qualifications & Requirements
• Background or strong interest in architecture, architectural design, drafting, real estate, or related fields.
• Prior exposure to ADUs, residential design, remodeling, or permitting is highly preferred.
• Strong interest in consultative sales, client relationship building, and closing deals.
• Ability to communicate design and technical concepts clearly and confidently to homeowners.
• Comfortable conducting field/site visits independently.
• Basic understanding of California residential zoning and ADU regulations is a strong plus.
• Strong organizational skills and attention to detail.
• Valid driver’s license and reliable transportation.
Compensation
• Base Salary: $60,000 – $80,000
• Commission: Performance-based (project closings)
