What are the responsibilities and job description for the Leasing Consultant position at ALLIANCE ASSET MANAGEMENT?
About the Role
The Leasing Consultant is our primary point of contact for prospective and current residents. You'll manage the leasing process end-to-end — fielding inquiries, giving tours, processing applications, and coordinating lease signings and move-ins — while also supporting residents through move-out.
What You'll Do
- Respond to phone and email leasing inquiries; manage the office rental email account and route inquiries to the right staff.
- Schedule and conduct apartment tours and showings for prospective residents.
- Process applications for vacant units, including all required regulatory screening and the property's tenant selection criteria.
- Maintain the application tracking log and waiting list.
- Coordinate marketing and advertising for vacant units.
- Report on current and upcoming vacancies to the management team weekly and to ownership bi-weekly, including month-end reporting for board purposes.
- Prepare new lease packets and coordinate lease signing and move-in logistics.
- Conduct a quality-control audit of each tenant file after lease signing, and enter new tenant information into our property management systems (HDS NexGen and Yardi).
- Communicate with residents through the move-out process, including notices, confirmations, and scheduling move-out inspections.
- Cover the front office phones as needed.
Also Helpful To Know
- You may occasionally assist with administrative tasks tied to resident recertifications, such as scanning and preparing files.
- You'll help gather and distribute incoming office mail.
- You'll serve as a backup point of contact for online rent payment questions.
What We're Looking For
- Property management experience is a plus, but not required — we'll train the right person.
- Experience with Yardi, or comparable property management software, is a plus.
- Experience with affordable/low-income housing and LIHTC compliance is a plus.
- Strong verbal and written communication skills, and a genuinely welcoming, customer-first attitude.
- Highly organized and detail-oriented, with the ability to juggle multiple priorities in a fast-paced office.
- A team player who works well in a small-office environment.
