We are working with an established real estate investment platform focused on the acquisition, preservation, and development of affordable and mixed-income housing across the U.S. They are seeking a Senior Associate, Affordable Housing Acquisitions to join their New York office and play a key role in sourcing and executing complex multifamily investment opportunities.
Qualifications
- 3–6 years of experience in real estate acquisitions/affordable housing
- Strong experience with multifamily underwriting and investment analysis
- Direct exposure to affordable housing structures (LIHTC experience strongly preferred)
- Advanced Excel modeling skills, including waterfall structures and partnership modeling
- Strong understanding of public-private housing finance and subsidy programs
- Excellent written and verbal communication skills, including investment memo preparation
- Ability to manage multiple live transactions in a fast-paced environment
- Highly analytical, detail-oriented, and comfortable working cross-functionally
- Passion for mission-driven real estate and affordable housing impact
Key Responsibilities
- Source, evaluate, and execute affordable and workforce housing acquisition opportunities across key U.S. markets
- Lead detailed financial modeling and underwriting for complex capital structures, including LIHTC and layered subsidy transactions
- Conduct in-depth due diligence, including property-level analysis, market research, regulatory review, and subsidy assessments
- Prepare investment committee materials and support presentation of deal recommendations
- Coordinate execution across internal stakeholders and external partners including lenders, attorneys, brokers, consultants, and public agencies
- Assist in structuring acquisitions, negotiating key transaction documents, and managing closing processes
- Maintain and grow relationships with market participants, including brokers, owners, and affordable housing stakeholders
- Support transition of newly acquired assets to asset management teams to ensure successful stabilization
