About the Role
This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. We are seeking a Senior Purchasing Agent who will be responsible for leading procurement activities that support the successful development and construction of residential communities. This role manages the sourcing, bidding, negotiation, and purchasing of labor, materials, equipment, and services while ensuring projects remain on schedule, within budget, and aligned with company quality standards. The Senior Purchasing Agent plays a critical role in developing purchasing strategies, maintaining strong subcontractor and supplier relationships, and driving cost efficiencies throughout the construction lifecycle. This position also provides guidance and mentorship to Purchasing Agents and contributes to the continuous improvement of purchasing policies, processes, and vendor performance.
The ideal candidate possesses extensive residential homebuilding purchasing experience, strong negotiation and analytical skills, exceptional attention to detail, and the ability to manage multiple projects in a fast-paced, deadline-driven environment while maintaining productive relationships with subcontractors, suppliers, and internal stakeholders.
Key Responsibilities
Procurement & Purchasing Management
- Lead the procurement of labor, materials, equipment, and services for residential construction projects from preconstruction through completion.
- Develop purchasing strategies aligned with budgets, schedules, and operational goals.
- Prepare and manage RFPs, RFQs, bid packages, purchase orders, and contracts.
- Evaluate bids, negotiate pricing and contract terms, award contracts, and resolve procurement issues impacting cost or schedule.
Vendor & Subcontractor Management
- Build and maintain relationships with subcontractors, suppliers, and manufacturers.
- Source, evaluate, and prequalify vendors while maintaining approved vendor databases and compliance records.
- Monitor vendor performance in pricing, quality, safety, scheduling, and responsiveness.
- Resolve vendor disputes and identify value engineering and cost-saving opportunities.
Cost Analysis & Budget Management
- Analyze labor and material costs to support project budgets and profitability.
- Review bid comparisons and provide purchasing recommendations to leadership.
- Monitor market pricing trends and support budgeting, forecasting, and value engineering initiatives.
- Identify cost reduction opportunities while maintaining quality and customer expectations.
Contract Administration
- Review and administer subcontract agreements, scopes of work, purchase orders, and contract amendments.
- Ensure contract documents accurately reflect negotiated terms and project requirements.
- Maintain purchasing records, vendor correspondence, and procurement documentation.
- Track contract compliance, change orders, and purchasing commitments throughout project execution.
Construction & Project Support
- Partner with Construction Managers and Project Managers to align procurement with construction schedules.
- Coordinate material deliveries and subcontractor availability to minimize project delays.
- Support field teams by resolving procurement issues and evaluating change request cost impacts.
- Participate in planning meetings and support procurement for new community launches.
Process Improvement & Operations
- Improve purchasing processes, procedures, and operational efficiencies.
- Maintain ERP purchasing data, pricing libraries, vendor records, and procurement documentation.
- Support purchasing system implementations, reporting tools, and process automation.
- Prepare purchasing reports, vendor performance metrics, and procurement dashboards while mentoring Purchasing Agents and support staff.
Compliance & Risk Management
- Ensure purchasing activities comply with company policies, contracts, and applicable regulations.
- Verify subcontractor licensing, insurance, bonding, and compliance documentation.
- Support audits by maintaining organized procurement records.
- Monitor supply chain risks, pricing volatility, and vendor capacity while maintaining ethical purchasing practices and confidentiality.
What We’re Looking For
Required
- Bachelor's degree in Construction Management, Business Administration, Supply Chain Management, Engineering, or a related field preferred.
- 5–8 years of purchasing or procurement experience within a residential homebuilder, construction company, or real estate development organization.
- Strong knowledge of residential construction methods, building materials, subcontractor trades, and purchasing practices.
- Experience managing competitive bidding processes, subcontractor negotiations, and contract administration.
- Experience working with ERP, purchasing, or construction management software.
Preferred
- Experience working for a California residential homebuilder or production homebuilder.
- Knowledge of residential construction estimating, job costing, and value engineering principles.
- Experience supporting single-family, townhome, and master-planned community developments.
- Familiarity with purchasing platforms such as BuildPro, NewStar, Mark Systems, Hyphen, Sage, or similar construction ERP systems.
- Knowledge of California residential building codes, permitting processes, and construction practices.
- Experience leading purchasing initiatives across multiple active communities.
- Previous experience mentoring or supervising purchasing professionals.

The expected salary range for this position is $110,000 to $150,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
