Job Title: Maintenance Technician
FLSA Status: Non-exempt
Employment Type: Full-time
Schedule: Tuesday - Saturday from 8:00am - 5:00pm. Will be part of the region-based rotating on-call schedule for after hour emergencies.
Locations: Two multi-family apartments communities across the street from each other and totaling 211 units:

Reports to: Property Manager
Compensation Package:
- Competitive hourly pay range of $22.00-22.00

Administrative:

- Communicate daily with the Maintenance Supervisor and Property Manager, and perform
- tasks as requested
Asset Preservation:
- Ensure the building is in accordance with all applicable building codes, ordinances, pool
- safety, fire codes, and emergency evacuation regulations
- Perform regularly scheduled inspections of all common areas, fixtures, plumbing,
- appliances, and pools/hot tubs (if applicable)
- Ensure preventative repairs are done on a regular basis
- Ensure that recalled appliances are promptly replaced
- New Resident Preparation:
- Complete apartment turnovers within three days of vacancy
- Communicate with Maintenance Supervisor and Property Manager on turnover schedule
- Ensure apartment turnover time is minimized by conducting pre & post move-out
- inspections
General Maintenance:
- Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials
- Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance
- shop and storage areas
- Being on-call for after-hour maintenance emergencies on a rotating schedule, and
- responding immediately
- Completing repairs that may involve, electrical, plumbing, appliances, or general
- carpentry
- Maintenance of pool/spa (if applicable)
- Resident Experience:
- Complete work orders within 24 hours of submission to the community members
- satisfaction
- Promote community member satisfaction by maintaining a high standard of community
- cleanliness and curb appeal
- Paint interior and exterior surfaces as necessary
- Interact with current and future community members in a professional, courteous, and
- non-discriminatory manner
What You’ll Need:
- Authorization to work in the United States
- High School Diploma or equivalent
- Reliable transportation
- 1 years of experience in multi-family maintenance
- Possess your own hand tools
- General knowledge of various maintenance functions included and not limited to
- groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical,
- minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors,
- ordering inventory
- Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer
- service and communication skills, ability to multi-task, resolve conflicts, engage in
- cost/benefit analytical decision-making, and ambition for continuous professional
- development
Your Work Environment:
- Approximately 90% inspecting property grounds, including apartments, building
- structure, landscaping, and signage which may require the ability to climb stairs,
- scaffolds, ladders and maneuver walkways
- Approximately 10% in office environment using computer or tablet and phone
- Frequent lifting, pushing, carrying or pulling of 20-50 pounds
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
- May be required to work weekends
