Position Summary
The Occupancy Specialist ensures applicants and residents meet eligibility requirements for affordable-housing programs and that the property remains compliant with LIHTC, PHA, HUD, and IRS regulations. This role manages leasing and recertification processes, maintains accurate records, supports marketing efforts, and provides excellent customer service to help maintain high occupancy levels.
Key Responsibilities
Compliance & Administration
- Process applications, certifications, recertifications, and maintain complete resident files.
- Calculate rents and verify income and assets according to HUD/IRS guidelines.
- Apply resident-selection policies and stay updated on regulatory changes.
- Identify and communicate compliance issues to management.
Leasing & Marketing
- Manage waiting lists and ensure applicant eligibility.
- Review applications, collect documentation, and process move-ins.
- Conduct unit showings, tours, and assist with marketing activities.
- Prepare occupancy, market-survey, and leasing reports.
Resident Relations & Operations
- Provide professional, Fair Housing–compliant customer service.
- Prepare leases, schedule move-ins, and assist with renewals.
- Support rent collection, work-order entry, and general office tasks.
- Report property issues and assist with legal or risk-management processes.
Required Qualifications
- At least 4 years of experience working directly with LIHTC, PHA, or other affordable-housing compliance programs.
- Strong understanding of HUD, IRS, and Fair Housing rules and regulations.
- Proficient with property-management software, including Yardi, RealPage, or MRI.
- High school diploma or equivalent required.
- Certifications such as COS, TCS, HCCP, or other related credentials are preferred.
