MAJOR DUTIES
Facilities Operations & Oversight
- Lead inspections, maintenance, repairs, renovations, and office relocations across residential facilities.
- Monitor and ensure the quality of services provided by third-party contractors, emphasizing safety, student learning, sustainability, and customer satisfaction.
- Develop and implement policies and procedures for housing facilities management.
- Coordinate furniture installation, repairs, replacements, and exchanges.
- Collaborate with campus personnel and vendors to obtain and maintain appropriate signage across facilities.
- Develop, plan, and oversee long-term capital improvements, renovations, and new construction projects in support of the campus master plan.
- Manage project budgets, timelines, and vendor relationships.
- Ensure alignment of capital projects with institutional priorities and student needs.
- Set goals and expectations with third-party contractors and monitor performance.
- Lead contract negotiations, compliance monitoring, and service quality assessments.
- Ensure timely resolution of maintenance issues and effective communication with contractors and vendors.
- Develop and implement emergency preparedness plans for residential facilities.
- Coordinate with campus safety and emergency management teams to ensure readiness and response protocols.
- Manage insurance claims related to assets (non-personnel), ensuring timely documentation and resolution.
- Maintain and update Facilities Inventory Data Collection (FIDC) in Banner, reporting building and room inventory information semi-annually (spring and fall).
- Review and adjust the annual Square Footage Report submitted to the University System of Georgia (USG).
- Maintain consistent communication with housing management, staff, contractors, vendors, students, and parents.
- Support student success by integrating facilities management with the goals of a collegiate residential and educational environment.
- Performs additional responsibilities as needed to support housing operations and institutional goals, which may include special projects, cross-departmental initiatives, and tasks that arise due to changing priorities or unforeseen circumstances.
- Knowledge of facilities operations, including maintenance, custodial services, and capital planning.
- Familiarity with construction processes, renovations, and project management.
- Knowledge of insurance claim processes for property and assets.
- Awareness of ADA compliance, building codes, and safety regulations.
- Knowledge of vendor and contractor management, including contract compliance and performance monitoring.
- Strong leadership and supervisory skills for managing staff and contractors.
- Excellent organizational and planning abilities to balance daily operations with long-term projects.
- Effective communication and interpersonal skills for engaging diverse stakeholders (students, parents, vendors, staff).
- Problem-solving and decision-making skills for addressing complex operational challenges.
- Strong negotiation skills for vendor and contractor agreements.

Minimum Qualifications
- Bachelors degree required.
- Minimum of five years of progressive experience in facilities management, and supervision.
- Demonstrated ability or strong potential to integrate facilities management with the goals of a residential educational environment.
- Strong experience in performance management and team leadership.
- Experience in higher education residential life or facilities operations.
- Certification as a Real Property Administrator (RPA), Facilities Maintenance Administrator (FMA), or Systems Maintenance Administrator (SMA).
- More than five years of progressive facilities management experience.
