Our client is a privately held real estate investment and management firm with 55 years of experience acquiring, developing, and managing high-quality assets across the U.S. This includes a 150 properties, 10M sq ft, including mixed-use, retail, office, residential, hospitality, self-storage, senior and student housing and industrial assets.
Position
Reporting to the Vice President of Operations, the Property Manager will manage a portfolio of retail properties in Florida, six centers overall, including a combination of vacant land, retail centers and malls.
Up to 25% travel is required.
Responsibilities
- Manage third party contracted services (e.g. sweeping, landscaping, portering, security, etc.) including issuing RFP’s, negotiating contracts, contract renewals, and processing invoices.
- Maintain day-to-day communication with tenants, including handling tenant issues and complaints, timely resolution of service requests, operational issues (e.g. pothole repairs, parking lot lighting outages, etc.).
- Prepare annual expense budgets for each property and explanations of variances to the approved budget.
- Schedule and oversee all approved capital improvements. Depending on the complexity of the project, the Property Manager will assist the construction department as needed.
- Schedule and oversee work for tenant fit-outs or assist the construction department with the tenant fit-outs as needed.
- Assist leasing team with leasing activities.
- Be available to handle emergency situations and ensure timely resolution for urgent issues.
- Prepare quarterly property inspection reports.
- Conduct move-in and move-out meetings with tenants and prepare the internal move-in and move-out notices.
- Regularly travel to and inspect properties.
- Other duties as assigned.
Qualifications
- Bachelor’s degree preferred.
- RPA (Real Property Administrator) or CSM (Certified Shopping Center Manager) designation is ideal.
- 4 years of retail property management experience.
- Proficiency with MS Word, Excel and property management software such as Yardi, MRI and Nexus.
- Experience creating and managing budgets and producing monthly, quarterly, and yearly property management reports.
- Multi-site property management experience is required.
- Valid driver’s license and reliable transportation are required.
