Summary: The Facilities Team Lead is responsible to oversee and coordinate all maintenance at assigned location. They will assign and track work orders for facilities technicians, and manage ongoing projects. This individual should have a strong sense of customer service, and an ability to track multiple on-going tasks. Primary Responsibilities: Perform regular walkthroughs to find any issues within the facility and create work orders to track repairs. Manage building and staff of facilities technicians by assigning and completing work orders daily Project Management. Track and report on progress of all ongoing and upcoming projects. Manage relationships with vendors. Including sourcing new vendors when needed. Ensure cleanliness of buildings by working with contracted janitorial vendor. Ensure inspect and track all landscape maintenance performed by contracted vendor. Recommend additional maintenance or projects for landscape. Perform Preventive Maintenance, troubleshooting, basic repairs, adjustments and installations to commercial mechanical equipment including but not limited to: HVAC systems, condensers, fuel systems, fire control systems, VAV and ancillary equipment, building automation systems, diesel generators and water treatment systems. Schedule and direct work to be done by outside contractors Repairs on toilet facilities Replacement of lamps and cleaning of light fixtures Removing and replacing ceiling tiles Minor repairs on furniture and floors Maintain painting in building facilities Replacement of air filters in the HVAC equipment General cleaning in mechanical spaces Cleanup of equipment in mechanical rooms and shop Miscellaneous handy man work requiring use of hand tools Cleaning of vents and roof drains Setup conference areas for events and meetings Install and move furniture in office spaces Limited travel may be required Required Education/Experience: Minimum 2 years’ experience and demonstrated confidence in facilities maintenance, or certification in facilities related field Understanding of HVAC, Electrical, and Plumbing Systems Strong Organizational skills Ability to source quotes for work to be performed by various vendors for specific projects Proactive and hard working Proficient with computers (Office Suite) Must be willing to work a rotating “On Call” schedule which requires 24/7 response availability High school diploma or GED Physical Requirements: Must be physically capable of performing the duties of the position including bending, squatting, stretching and lifting up to 25 pounds on a regular basis On occasion, may be required to lift items weighing 50 to 100 pounds Must be able to read and follow written manuals and SOP’s Learn about the Vivint Culture and why it’s a great place to grow your career!
