Preconstruction Manager

Overview

The Preconstruction Manager seat reports to the VP of Preconstruction and is a team member of the Preconstruction department. The ideal Preconstruction Manager will serve as a bid captain on healthcare renovation projects, utilize Building Connected, provide actionable technical narratives to the marketing/proposal manager that answer specific elements of the RFP and serve as the Bidwell Process owner. Responsibilities

• Bid Captain Responsibilities
  • Project estimator serves as Bid Captain on federal construction projects
  • Superintendent serves as thought partner re: general conditions
  • PMA provides administration, bidding, bonding, and correspondence with the owner
  • Bid Captain keeps an ongoing exclusions/inclusions matrix to identify scope under/overlaps
  • Bid Captain keeps an ongoing risk register, regularly collaborates with the bidding team regarding high-risk elements
  • Bid Captain ensures final pricing is accurate and captured in Bid Summary Workbook on Bid Day and is submitted to the project Owner in an appropriate format

  • Scope coverage
    • 3 qualified bidders in each trade from a pool of proven contractor relationships and Building Connected
    • Identify the core team – collaborate with those subs to understand the scope from their perspective
  • Scopes for each trade (leveling chart)
    • Leveling chart should provide 80% of FOW for ultimate contract w/SSV

Required Education and Experience

• Bachelor’s degree in engineering, Construction Management, or Architecture (required)
• 5 years performing estimating in commercial construction for healthcare projects in size between $2MM-30MM (required)
• Experience with Building Connected bid invitation and subcontractor database (preferred but not required)
• Experience using Bluebeam document management
• Proficiency in Microsoft Project
• Procore experience (preferred but not required)

• Frequently required to stand, walk, or sit
• Continually required to utilize hand and finger dexterity
• Continually required to talk / listen
• Continually utilize visual acuity to operate equipment, read technical information, and/or use a keyboard
• Occasionally required to lift/push/carry items less than 25 pounds
