General Summary:
Provide on-site coordination and implementation of construction projects. Schedule and coordinate all subcontractors, materials, equipment, ensuring the project is being built per plans, specifications, addendums & change orders. Responsible for inspections, quality control, scheduling, and job site safety. Responsible for updating Project Manager weekly regarding progress and or issues onsite.
KPIs (Key Performance Indicators):
Budget – establish rhythm for regular margin review and ensure projects are delivered within budget.
Scheduling – develop and update schedule to complete project in goal schedule
Customer Satisfaction – Maintain constant contact with Owners including weekly updates and monthly site meetings.
Processes/Effectiveness develop and ensure all processes and procedures are followed during construction including RFI’s, daily reports and photographs.
Budget
Deliver projects in all markets on budget or under budget.
Every month run management reports with PM to understand current budget, remaining cost to complete, opportunities for buyouts and potential areas of concern.
Monitor subcontractor and vendor potential change orders / scope gaps within job budgets.
Review subcontractor and vendors scopes of work and plans/specifications to help PM identify any potential CO’s.
Scheduling
Deliver projects on schedule or ahead of schedule
Develop and understand critical path of the schedule.
Identify key milestones in the schedule that must be maintained to maintain or accelerate the schedule.
Motivate, coordinate, direct and schedule subcontractors and suppliers to achieve the level of quality and top performance required to meet company objectives
Identify “priority list” for trades/ vendors that are falling behind schedule. Maintain the schedule and ensure all scopes of work are completed in a timely manner to hit closing budget
Coordinate all subcontractors & vendors to ingrate and execute overall project schedule.
Coordinate with Project Manager on Schedule Updates Weekly
Onsite project Safety Meetings Monthly – Material provided by Project Manager
Plan and develop weekly schedule updates and 3 week look ahead
Schedule and coordinate Civil Engineers for building and site layout prior to Subcontractors beginning work.
Schedule and facilitate all pre-installation meetings, weekly progress meetings & safety meetings.
Customer Satisfaction
Actively develop a healthy Owner-Builder relationship
Regularly update customers on progress and set expectations
Work in cooperative ways with customers or design professionals, solving, anticipating and preventing problems
In customer interactions, display awareness of construction detail to ensure delivery of projects that meet customer expectations
Display empathy and understand the concern, no issue is too small for a client to get off track. Show gratitude and patience through the interaction to get client back in good grace
Processes/Effectiveness
Maintain a clean site with adequate and professionally represented “on site” construction facilities
Comply with all governmental regulations related to the construction of your project within a respective jurisdiction
Build high quality buildings through the management of and relationships with trade partners that are compelled to comply with contracts for service
Prior to Job start there should be a full knowledge of Job Logistics and Execution Plan between Project Manager and Superintendent , Change Orders and Delays
Review project documents (Specifications / Plans / Addendum) for discrepancies, code violations or incomplete means and methods and assist the project manager in resolution - "Scrubbing the Drawings."
Communicate with the project team regarding supplementary information - RFI's, ASI's
Collect all delivery tickets and remit to the accounting office.
Ensure subcontractors are executing work performed per subcontract agreement, plans and specifications
Daily field reports
Log and report jobsite hours and payroll information
Maintain project cleanliness, organization, and set-up
Onsite project safety and required postings
Quality control
Required to be onsite daily
Basic Qualifications
High school education or equivalent
5-10 years commercial construction experience

Normal business hours: Monday - Thursday (7 am – 5 pm); Friday (7 am – 12 pm)
