JOB TITLE: Facilities Maintenance Technician

SUMMARY: The Facilities Maintenance Technician oversees and coordinates the day-to-day maintenance and repair of buildings, grounds, and associated equipment.

DUTIES AND RESPONSIBILITIES:

• Travels from site to site; conducts routine inspections of facilities and equipment for cleanliness, maintenance items, repairs, and mechanical failures.
• Performs quality checks and preventative maintenance on HVAC, air conditioning, plumbing, electrical systems, and safety systems as required.
• Performs basic carpentry, locksmithing, drywall and painting work to maintain buildings.
• Works closely with manager to oversee building maintenance contracts and service work, as well as process and contract out maintenance requests.
• Coordinates and oversees contractors when professional repairs are necessary.
• Repairs machines, equipment, or structures, as needed.
• Responsible for and first point of contact for the alarm systems.
• Maintains contracts and is point of contact for cleaning companies, pest control, and other vendors.
• Responds to and prioritizes requests for maintenance services as assigned.
• Performs basic grounds keeping including, but not limited to, ensuring the parking lot and sidewalks are free of debris, lawn care, snow removal and other winter safety measurements as needed.
• Maintains sprinkler system and facilities’ trash receptacles.
• Provides management with advice and guidance on maintaining building and assets.
• Participates in the preparation of the building maintenance budget and monitors related budget expenditures such as building maintenance supplies, materials, and equipment; monitor inventory; load and unload supplies.
• Maintains and records documents of maintenance costs, inspections, and repairs.
• Moves and relocates office furniture; adjusts desks, chairs, and files.
• Performs related duties as required.

QUALIFICATIONS:

Knowledge of:

• Methods and principles of general facility maintenance.
• Occupational hazards and standard safety practices.
• General carpentry, plumbing, painting, and electrical work.
• General heating, ventilation, and cooling systems.
• Basic mathematical principles.

Ability to:

• Operate hand and power tools, such as hammers, hoists, saws, drills, and wrenches.
• Understand and follow oral and written instructions.
• Communicate clearly and concisely, both orally and in writing.
• Maintain focus while working independently and have an eye for detail.
• Maintain strong time management, organization and follow-up skills.
• Check blueprints, repair manuals, or parts catalogs, as necessary.
• Take apart machines, equipment, or devices to remove and replace defective parts.
• Monitor and evaluate the work of contractors.
• Present oneself professionally.

Education and Experience Guidelines:

• High school diploma or general education degree (GED).
• Related degree from a technical college or proven 3 years equivalent experience.
• Experience performing routine maintenance.

Additional Skills/Certifications Desired:

• Experience with precision measuring instruments or electronic testing devices.
• Contractor or journeyman license
• Fork-lift license

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

Physical Demands

• Must possess strength, stamina, and mobility to perform medium to heavy physical work, to work around machines, to climb and descend ladders, to operate a variety of tools and equipment, and to operate a motor vehicle; vision to read printed materials and a computer screen and to distinguish colors in wiring; hearing and speech to communicate in person and over the telephone or radio. Frequent walking in operational areas to identify problems or hazards. Finger dexterity needed to access, enter, and retrieve data using a computer keyboard, calculator, and to operate tools and equipment. Facilities Maintenance Tech’s in this classification bend, stoop, kneel, reach, and inspect work sites. Facilities Maintenance Tech’s must possess the ability to lift, carry, push, and pull materials and objects weighing up to 50 pounds or heavier weights with assistance and/or the use of proper equipment.

Environmental Elements

• Must work in both indoor and outdoor environments with moderate to loud noise levels. May work in controlled temperature conditions, cold and hot temperatures, or inclement weather conditions. Exposure to chemicals, mechanical and electrical hazards, and hazardous physical substances and fumes.
