We are looking for a highly motivated real estate and facility operations professional with at least 10 years of work experience. Core responsibilities will include budget management, customer experience, landlord management, and project management, all while leading a team that will manage a 500,000 sq. ft. subdivided facility between Swiss Re and an existing tenant in Armonk, New York.
About the Role:
As the Head Building Management Armonk, you will work on a wide variety of real estate operations, various infrastructure and service projects, and initiatives across Swiss Re's lines of business. As a member of the Corporate Real Estate & Services (CRES) Americas team, you will support the Head of the East Region in creating and developing an environment of continuous improvement and professionalism when interacting with our stakeholders and external partners. This role is responsible for internal client relationships and real estate operations located within the Armonk campus.
  • Responsible for budgeting, forecasting, planning, and monitoring $15M annual expenses.
  • Partner with internal vendor managers to oversees external vendors for catering/pantry services, cleaning, and facility maintenance for the Armonk campus. This includes monitoring performance, accountability, deliverables and invoicing as defined by proposal and/or contract.
  • Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the Swiss Re's values.
  • Ability to make effective and persuasive presentations on complex topics to employees, clients, and senior management.
  • Landlord and Property Management responsibilities as well as maintenance of the Tenant Handbook.

About You :
You must have excellent written and verbal communication and networking skills to establish and nurture relationships with executives, employees, colleagues, and tenants. You have vast budgetary experience for forecasting and oversight of expenses for a campus or large Class A property. You exemplify leadership by example and are dedicated to coaching team members for success.
Required Experience:
  • Budgetary experience in creating annual budgets (expenses and investments), processing invoices, creating reports and monitoring plans.
  • Strong understanding of corporate office leases.
  • Deep comprehension of building maintenance systems, infrastructure, MEP equipment and systems (HVAC, lighting controls, plumbing systems, etc.).
  • Experienced in the monitoring and management of data and reporting from Integrated Workspace Management Systems (IWMS,) such as space allotments for each business unit within the office, office moves, onboarding and offboarding workspace changes, and lease data management.
  • Knowledgeable and able to conduct regular risk control assessments and reporting, and able to resolve any incidents and/or operational events.
  • Experienced in overseeing Global Management System reporting and ensure the team completes audit requirements including ISO 14001 environmental reporting.
Swiss Re does have a flexible work policy, but due to the nature of this role, on-site presence is important for stakeholder and facility management.
Travel requirements will be limited and as needed.
This role will be unable to offer any assistance with relocation or visa sponsorship.
For New York the estimated base salary range for this position is $116,000 to $186,000. The specific salary offered for this or any given role will take into account a number of factors including but not limited to job location, scope of role, qualifications, complexity/specialization/scarcity of talent, experience, education, and employer budget. At Swiss Re, we take a "total compensation approach" when making compensation decisions. This means that we consider all components of compensation in their totality (such as base pay, short-and long-term incentives, and benefits offered), in setting individual compensation.
