POSITION SUMMARY :

Commercial HVAC Maintenance Technician is responsible for performing routine maintenance on heating/air conditioning systems; identifying repair/replacement needs necessary to maintain equipment and systems; providing necessary information on the preventive maintenance reports to facilitate the proper repair recommendations and ordering of parts. Assisting with installing, repairing, maintaining, and upgrading HVAC systems and equipment; and ensuring adequate materials are available to complete assignments in a timely manner.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Performs preventative maintenance on a variety of commercial heating and cooling equipment.
  • Works under limited supervision following standardized practices and/or methods.
  • Checks in with Supervisor daily about work progress and daily schedule.
  • Follows maintenance schedule.
  • Passes out daily brochures offering our services to tenants.
  • Monitors and inspects heating and cooling systems to ensure continued proper operation.
  • icks up and delivers parts and filters required for department needs.
  • Investigates heating and air conditioning complaints; performs minor repairs.
  • Installs air filters on various equipment types quarterly.
  • Assesses condensate drain problems and performs any needed repairs.
  • Checks components for potential breakdowns and recommends needed repairs.
  • Cleans evaporator and condenser coils as needed using water and chemicals.
  • Completes Maintenance Form on each unit during maintenance per season requirements.
  • Emails all maintenance forms on completion to Supervisor for review at end of day.
  • Obtains pricing and submits quotes for any written recommendations.
  • Communicates with Supervisor regarding any questions or concerns regarding job duties.
  • Continues to train with supervisor on repairs and troubleshooting techniques.
  • Always practices safe working habits and reports any work hazards to the Supervisor Immediately.
  • Maintains the care and upkeep of equipment and tools.
  • Properly follows company and CAL/OSHA safety procedures. Brings problems to the attention of Supervisor or HR.
  • Communicates with tenants daily using excellent communication skills; provides excellent customer service.
  • Maintains required work records which include filling out accurate timesheets daily for each property, logging in the hours of work, and clocking in and out on the company equipment and ensuring all billing forms are filled out entirely and correctly.

  • Operating equipment used in heating/air conditioning and refrigeration.
  • Preparing and maintaining accurate records.
  • Adhering to safety practices including handling hazardous materials.
  • Ability to perform scheduled maintenance, attend meetings, in person training.
  • Flexibility is required to work with others in a variety of circumstances.
  • Utilize equipment under a variety of conditions for multiple purposes.
  • Ability is also required to work with a wide diversity of individuals, work with a variety of data; and utilize a variety of job-related equipment.
  • Generate and interpret reports with data findings.
  • Troubleshoot equipment and create a maintenance plan after identifying issues.

Education and/or Experience: High school diploma and/or GED. The ideal candidate will hold a Universal EPA Certification and have 2-5 years commercial HVAC maintenance experience. Additional trade school, NATE training and previous experience a plus.

Hours and Days of Work : Monday through Friday. Based on the season, your hours will be subject to change with mandatory overtime and weekends.

Special Requirements

Possession of or ability to obtain and maintain:

  1. A valid state driver’s license with no active violations within the previous 3 years.
  2. Valid car insurance/registration needed.
  3. This job may require you to use your personal vehicle to drive from the different properties until you have completed your probationary period of 90 days.
  4. Ability to complete the following trainings as required: scissor and boom lift operation certification, lock out tag out, MSDS, forklift, ladder safety, and in-house OSHA and mandatory trainings.
  5. Refrigerant Transition and Recovery Certification.

Regularly (2/3 or more total time) required to:

  • Lift and move objects weighing up to 75 pounds.
  • Use various hand tools like hand tools, electric meters, power tools and material handling equipment.
  • Drive a vehicle to various locations.
  • Use hands to finger, handle, or feel objects and controls.
  • Talk and hear in person and on the telephone.
  • Reach with hands and arms, grasp objects, push/pull objects weighing 10-50 pounds, twist the upper body, rotate the wrist, and use finger dexterity writing and using the computer.
  • Stand for 10 to 100 feet up to 7 hours a day.

Frequently (1/3 to 2/3 total time) required to:

  • Kneel to reach equipment.
  • Squat to reach equipment.
  • Bend to work on equipment or retrieve an item on the floor.
  • Walk for several minutes at a time for up to 3 hours a day.
  • Climb stairs and ladders.
