Summary

The Richmond Redevelopment and Housing Authority is seeking Vacancy Maintenance Specialists to perform semi-skilled work involving the maintenance and repair of RRHA vacant units. An employee in this class performs varied manual and semi-skilled work in several of the building and mechanical trades. Work may include assisting skilled trade workers in the maintenance and repair of buildings, and equipment by performing carpentry, plumbing, electrical, painting, and related tasks utilizing power and hand tools. Assignments are received in the form of written or oral work orders, and the employee is expected to carry out tasks independently.

Vacancy Maintenance Specialist will report to the Maintenance Supervisor of the assigned property. The expectation of this new position is exclusive for ensuring units are ready for resident lease-up.

Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed.

  • Comply with established dress codes and exude professionalism (to include proper attire, footwear, makeup, and overall appearance).
  • Comply with all company safety requirements.
  • Perform Vacancy Turns and Turn keys on 5 - 7 units per week and ensure work orders are completed for all deficiencies for assigned area.
  • Complete repairs to exterior and interior of units as needed/requested on a regular basis.
  • Maintain adequate care of company assigned equipment.
  • Repair roofs, screen doors, cabinets, walls, floors, and sidewalks.
  • Install or repair and cleans refrigerators and gas stoves.
  • Replace thermostats.
  • Repair or replace light switches, fixtures, and receptacles.
  • Repair and service light equipment such as lawn mowers, small tractors, and power hand tools.
  • Light pilot on stoves, heaters, and water tanks.
  • Replace washers in sink faucets; unstop sinks, tubs, commodes, and sewer lines; repairs inside of flush tanks; repairs and replaces drainpipes.
  • Replace broken windowpanes and screens, doorknobs and door stops.
  • Repair and replace lock cylinders.
  • Repair Formica cabinet tops.
  • May paint apartment walls and cabinets.
  • May clean apartments and spray for pest control.
  • May direct the work of housing maintenance workers as required.
  • May operate a backhoe, bush hog, or other motor vehicle as assigned.
  • Repair and maintain facilities in a safe and efficient manner.
  • Identify and correct deficiencies.
  • Complete work tasks in a cost-effective manner.
  • Maintain reports on materials used, hours worked, and locations served.
  • Work assignments may involve the removal or encapsulating of walls, floors, doors, or other woodworking, which may cover in lead-based paint or contain asbestos or other hazardous materials.
  • Perform other duties as assigned.

Job Competencies

  • Working knowledge of the standard tools and practices of the various trades such as carpentry, plumbing, electrical and painting.
  • Working knowledge of the occupational hazards and safety precautions of the mechanical building trades.
  • Working knowledge of common hand tools and light power equipment used in building and equipment repair and maintenance.
  • Ability to safely operate a variety of tools and equipment.
  • Ability to understand and follow oral or written instructions.
  • Ability to perform normal work requirements while wearing protective gear and respiratory-protection equipment in the removal or encapsulating of hazardous materials such as lead paint or asbestos.

Education and/or Experience (The following requirements may be used to evaluate applicants for employment. When applicable, equivalent substitution will be allowed for differences in experience and education.)

Education: Completion of a high school diploma or a GED program, preferred.

Experience: 2 years of building maintenance experience in the areas of electrical, plumbing, and carpentry.

Additional requirement: Must maintain a valid state driver’s license and acceptable driving record.

Strength Requirements

  • Medium Work: Exerting 20 to 50 pounds of force occasionally, or 10 to 25 pounds of force frequently, or greater than negligible up to 10 pounds of force constantly to move objects. Physical demand requirements are in excess of those for Light Work.
