** Senior Plumbing Project Manager T.I. & Special Projects**

**Control Air Enterprises is looking for a highly qualified Senior Project Manager within our Anaheim HQ T.I & Special Projects Plumbing Team. The candidate will be responsible for the execution of assigned projects to successful completion, while simultaneously the professional development of assigned team members.**
**Plumbing Project Management Responsibilities:**
* Highly proficient at handling $4-6m of work annually
*Estimating & Sales*
*Manage subcontractor scope and performance*
*Leading mechanical conversations during project coordination meetings*
*Organize, file, and track all project coordination and correspondence*
*Develop and maintain bid packages to subcontractors and vendors*
*Scope out subcontractors and vendors and issue purchase orders*
*Manage all project control procedures and develop additional items*
*Review, formalize, and approve documentation for the successful tracking of projects, including submittals, schedules, schedule of values, billings, requests for information, requests for change orders, change orders, project start-up, close out, O&Ms, as-builts and warranties.*
*Provide input to the labor management group for manpower requirements of your jobs and future forecasted jobs*
*Manage work sequences, long lead items, procurement, and project schedules including forecasts for the fabrication shop*
*Manage testing and inspection records, permits, and occupancy notifications*
*Learn all software programs* utilized in the day-to-day business operations of the company
* Upskill, train, and build the CAE culture amongst assigned team of Project Managers
*Quarterly evaluations of staff given the CAE feedback process*
*Develop the PLG market strategy for Plumbing work*
*Engaged in the day-to-day teaching moments and development of assigned team of Project Engineers and Project Managers.*
*Resources planning for team growth as revenue and project volume increases.*
**Candidate Requirements**
* **Construction Experience**
Minimum 5-10 years of commercial plumbing experience Tenant Improvement is highly preferred. Background in HVAC is also beneficial but not required
Strong understanding of California Building Codes, CPC Standards, and OSHPD Requirements
* **Office Experience**
Strong social, verbal & written communication skills. Must be able to professionally articulate and express goals of Control Air via all forms of communication for the following:
- *Day-to-day business communication*
- *Proposal development and delivery*
- *Prospective client presentations*
* **Experience in the following areas preferred:**
BlueBeam
Microsoft 365 (Office, Teams, SharePoint)
Estimating Model Development & Optimization
