Who We Want: We want a Disclosure Coordinator that proactively supports the Disclosure Department's objectives by ensuring the timely delivery of agency, federal and state-mandated disclosures for mortgage loan transactions. The position is responsible for issuing initial disclosures and subsequent re- disclosures for multiple loan types. The Disclosure Coordinator also confirms accurate disclosure types and fees of mortgage loan files while ensuring disclosures are sent to the borrower, electronically or by mail, in accordance with internal and external guidelines. The position provides quality customer service to all parties as well as remain organized under a fluctuating, deadline driven workload. Essential Duties :
Issues timely and accurate disclosures and re-disclosures in accordance with Regulation Z (Truth in Lending), Regulation X (Real Estate Settlement Procedures Act), and Regulation B (Equal Credit Opportunity Act), among other federal and state Consumer Protection Laws and regulations
Prepares all required initial mortgage disclosures and reviews accuracy of information on current TIL (LE) and RESPA requirements, verifying mortgage insurance, origination fees, transfer taxes, appraisal, credit report, insurance, escrow, title, etc.
Issues accurate, transaction-specific disclosures to mortgage customers and monitors timeliness, ensuring initial disclosures are being sent in compliance with, but not limited to, Regulations B, Z, and X
Prepares and delivers electronically or by mail, the required State and Federal disclosures once newly originated loans enter the Qualifications Milestone in Encompass
Ensures an E-sign disclosure is received from the borrower prior to sending electronic disclosures
Responsible for timeliness and preparation of re-disclosed documents and updating information due to changes of circumstances (COC), such as loan amount changes, re-locking loan due to interest rate changes, program changes, etc.
Ensures overall company compliance with corporate policies and regulatory requirements as they relate to initial and re-disclosures, including the Loan Estimate and Closing Disclosure requirements, as dictated by the CFPB and/or state agencies, investors, FHA, VA, FNMA, etc.
Maintains appropriate documentation and reports evidencing compliance with timing and accurate disclosure requirements
Manages pipeline of new loan production, assigned loan files, documents, and changed circumstance events
Provides assistance to loan staff on a daily basis, responding to transaction-specific questions regarding disclosures
Maintains current knowledge and understanding of all new and updated regulations and investor guidelines
Participates in Homeowners internal meetings and required trainings
Maintains a professional image and demonstrates an understanding of and follows all Homeowners Policies and Procedures

Requirements Qualifications :
High School Diploma or equivalent required
Minimum of 2 years of mortgage industry experience (Processing, Loan Setup, Disclosures, Loan Officer Assistant, etc.) preferred
Proficient knowledge of RESPA regulations
Related compliance knowledge preferred
Knowledge of Encompass LOS preferred
Proficient PC skills to include Excel, Word, and Microsoft Outlook
Excellent written and verbal communication skills
Strong customer service skills to internal and external customers
Ability to develop positive relationships
Exceptional organization and time management skills
Ability to manage multiple tasks and deadlines in a fast-paced environment
Must be able to implement written procedures
