Regional Multi Family Maintenance Supervisor

VP Property Management (VPPM) Exempt

 FLSA STATUS:

The Regional Maintenance Supervisor oversees and Maintenance and Asset Evaluation for Metropolitan Holdings. This individual works with Property Managers, Service Managers and Service Technicians across the entire portfolio of communities.

JOB DUTIES

  • Develops, authors, implements, and monitors policies and procedures relevant to safety and risk management, maintenance, purchasing, and facilities.
  • Develops and authors scopes of work for contractors and vendors. Negotiates and consults on negotiations for contracts and pricing. Oversees projects from start to finish assuring work is completed to the Owner’s standard, on time and within the Owner approved funding.
  • Develops and oversees the Make-Ready/Turn process; inspects vendor/contractor work performed to ensure quality, completeness, and compliance with company standards; spot checks rent ready apartments for compliance.
  • Participates in the preparation and management of the operating budget and monthly variance
  • Inspects the physical apartment sites including all roofs, garages, carports, driveways, streets, stucco, siding, pools, building, recreational facilities, identifying all areas in need of immediate or future repairs and maintenance and provides an inspection report to the Property Manager and VPPM for review.
  • Inspects, creates punch lists and eventually accepts units from Construction for Property
  • Onboards new Service Employees, supervises and provides training, support and direction for all service personnel.
  • Provides feedback for annual reviews for all service
  • Implements goals, objectives and personal development plans for all service
  • Fills in for vacant positions and Emergency On Call as needed while hiring is being
  • Assures the On Call Emergency Schedule is planned and serves the highest and best needs of the communities.
  • Assures the daily schedule of all Service Employees serves the highest and best needs of the communities, regardless of the day of the week.
  • Performs other duties as assigned; actual job duties/responsibilities may vary depending on community size.

PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE

  • Advanced level maintenance skills related to: painting, carpentry, electrical, HVAC, and plumbing, emergency/security systems, and pool maintenance
  • Certified Pool Operator License
  • Holds a Type II or greater EPA certification
  • Effective oral and written communication skills
  • Able to give clear direction and respond to inquiries
  • Understands accounting principles and budget process
  • Project management skills including planning, organizing, and coordinating tasks
  • Negotiation and conflict resolution skills
  • Compliance to OHSA, maintaining MSDS documentation
  • Mastery in safety procedures regarding hazmat, eye protection, lock out tag out and machinery and basic first aid
  • High School Diploma or equivalent, supplemented by specialized courses in HVAC, plumbing, electrical, and carpentry; five years property management experience; 3 years at the management level.

WORK ENVIRONMENT

The Regional Service Manager works on-site at apartment communities; interfaces with external/internal customers, residents, and vendors. The position work schedule is generally Monday – Friday but may be scheduled to work weekend days (Sat/Sun). Must be available to work extra hours as needed. This individual should be flexible and readily available depending on the needs of the portfolio.

PHYSICAL REQUIREMENTS

The Regional Service Manager’s physical condition must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position. While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl, talk, and hear. May be required to lift and/or move up to 50 pounds and operate power tools. Must be able to drive during the course of work.
