JOB DESCRIPTION

POSITION TITLE: Property Manager

Job Summary:

This position is responsible for assisting in the overall management of properties owned and operated by Partners for Housing by leasing apartments, managing resident issues, essential administrative tasks and coordinating with maintenance staff and/or vendors.

Essential Duties and Responsibilities (other duties may be assigned):

Leasing

  • Ensure properties are rented to fullest capacity.
  • Give tours and lease apartments to secure prospective residents.
  • Send lease renewal offers to residents annually.
  • Adhere to Fair Housing rules and regulations.
  • Comply with city, county and state licensing requirements.
  • Manage wait list and work with advocates and/or county referrals.
  • Continuing education on laws, regulations, and industry standards.

Administrative

  • Ensure all rent, deposits and fees are posted accurately and timely, according to the lease agreement.
  • Confirm all leases and corresponding paperwork are complete and comply to MHFA and applicable HUD requirements.
  • Ensure diligent record keeping of resident communications.
  • Screen and process all rental applications.
  • Prepare lease documents and addendums.
  • Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.
  • Ensure proper response and handling of all leasing and/or property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on the property, employee/resident injuries, fires, floods, freezes, etc).
  • Ensure the resident handbook, leases, addendums, policies and procedures are up to date.
  • Update and market available units to the public in a timely manner.
  • Prepare, organize, and schedule move-in paperwork and key pick up appointments.
  • Review upcoming vacancies and coordinate move-out expectations with resident.

Resident Retention

  • Handle resident concerns and requests on a timely basis to ensure resident satisfaction.
  • Manage resident notifications (i.e., bad weather, emergency, etc.).
  • Consistently implement policies, rules, and regulations of the properties.

Maintenance

  • Coordinate monthly turnovers with vendors and maintenance staff.
  • Walk vacant units to ensure they are move-in ready.
  • Submit property and unit service needs to Executive Director.
  • Ensure that all service requests are recorded and communicated appropriately to maintenance.
  • Ensure community appearance including grounds are well maintained and clean at all times.

The employee must occasionally lift and/or move up to 40-50 pounds.

Education & Experience

  • Property Management experience, preferred.
  • Knowledge of relevant computer applications (Microsoft Teams, Outlook, Turbo Tenant, etc.)
  • Experience with various housing funding and rental assistance programs
  • HUD and Equal Housing Policies

Job Type: Full-time

Pay: $45,000.00 - $55,000.00 per year
