MCC is currently looking for a PROJECT MANAGER/ ESTIMATOR for our service division. The Project Manger/ Estimator will estimate projects and work within the organization to develop existing and establish new customers. Effectively monitor and manage acquired and assigned projects to ensure progress and profitability.

ESSENTIAL DUTIES

1. Review and become familiar with the project drawings and specifications, project contract requirements, and the overall project schedule and when our services will be required.
2. Creates estimates for project budget and bid numbers
3. Develop timeline of labor and material/equipment deliveries and allocation for the project
4. Attend project turnover meeting as successful project is handed from estimating to project management
5. Manage multiple projects and/or multiple trade disciplines (mechanical, sheet metal, plumbing, electrical, insulation, etc.) as determined by the project(s)
6. Prepare material and equipment submittals for approval by engineer
7. Order, coordinate, and assist in preparation and delivery of shop and fabrication drawings for submittal
8. Order project materials, equipment and supplies with estimator, superintendent and/or purchasing agent.
9. Negotiate material and equipment orders with suppliers and vendors to be at or below budget.
10. Coordinate material and equipment deliveries/pickups when they are required on the project
11. Coordinate and manage subcontractor contracts, payments, submittals and progress on the project.
12. Effectively manage material and equipment costs for the project to stay within or below budget
13. Effectively manage labor allocations to successfully complete the work with the fewest amount of hours as possible, yet maintain quality and the project schedule
14. Enforce MCC safety practices and procedures on the project and develop site specific safety plan
15. Ensure that MCC quality standards are maintained for all work installed on the project
16. Maintain current as-built drawings throughout the project with project Superintendent/Foremen
17. Effectively manage time delays with client or general contractor.
18. Effectively manage changes in project scope and costs, and prepare change order estimates, change order requests, and track changes to final execution.
19. Negotiate potential change order costs with clients, contractors, suppliers and vendors.
20. Assist in preparing monthly client billings
21. Approve/disapprove vendor material and equipment invoices
22. Enter costs and changes in accounting system where applicable
23. Track and compare project costs against the project budget and forecast project expenses
24. Attend contractor/client meetings as required
25. Prepare as-built drawings, O&M manuals, final billing, and other closeout documentation for approval submission
26. Generate internal punch list with MCC Superintendent/Foremen and complete items on the list prior to client generated and issued punch list
27. Facilitate the completion of internal and client furnished punch lists.
28. Follow-up and successfully remedy warranty issues related to project in a timely manner
29. Maintain excellent relationship with client.
30. Operate heavy equipment and machinery in the performance of the essential duties
31. Work with and around hazardous materials, as well as at heights and in confined spaces in the performance of these essential duties
32. Drive a vehicle to various jobsites throughout working hours a) Maintain valid driver's license and driving record that meets company policy
33. Work in a constant state of alertness and in a safe manner
34. Regular attendance and punctuality are essential for employee job performance
35. Perform other duties as assigned

ENVIRONMENT, PHYSICAL AND MENTAL REQUIREMENTS

• Exposure to varying indoor and outdoor conditions, loud noise, dust, slippery or uneven walking surfaces
• Must be able to lift and/or carry/move up to 40lbs
• Must be able to sit and/or stand for long periods of time
• May perform manual and repetitive tasks and body movements including bending, stooping, climbing, reaching, pulling, pushing, lifting, and carrying
• Must be able to perform repetitive motion of hands, wrists, and arms
• Must be able to visit job sites and perform duties with and around hazardous and/or flammable materials, as well as monitor heavy equipment and machinery.
• Must be able to complete job duties proficiently while adapting to changing demands and priorities
• Must have the ability to work in a constant state of alertness and concentrate for long periods of time to perform duties in a safe manner
• This position is subject to ergonomic testing

Additionally, this position is designated as safety sensitive because it includes as part of the job duties operating a motor vehicle and working around heavy equipment and machinery. This position is one in which a lapse of attention could result in injury, illness, or death. For the safety and health of yourself and other personnel, you must be able to work in a constant state of alertness and concentrate for long periods of time while driving and working around heavy equipment and machinery.

SKILLS AND COMPETENCIES

• Must have High school diploma or general education degree (GED)
• Must have College degree and/or 5 years of practical MEP construction project knowledge
• Must possess good written and verbal communication skills
• Must be Proficient in Microsoft Office (Word, Excel, PowerPoint, etc.)
• Must have experience and working knowledge of how long it takes and what materials are required to accomplish specific tasks and to make MEP systems operational
• Must have good decision making and problem solving capabilities
• Must have intermediate math skills for billings, tracking, and forecasting project costs
• Must have a good working knowledge of construction sequencing
• Must be able to work in a team environment
• Must have good organizational and time-management skills
• Ability and willingness to work overtime and non-standard schedule: nights, weekends and holidays as/if required
• A current valid driver’s license is required
