Position Description:
Pan American Properties, Inc. is looking for an experienced, part-time, On-Site Resident Manager for a residential 33-unit apartment community in Long Beach, CA .

The On-Site Resident Manager is called upon to function in the following areas: 1) establishing and promoting a community environment, 2) be available to residents & assist their needs, 3) perform administrative responsibilities, 4) serve as the primary responsibility for the financial operations of the community by maximizing the income and controlling the expenses of the apartment community.

The ideal candidate is customer service oriented, reliable, positive, energetic, and professional. Candidates will need to possess prior related experience in property management in order to a previous on-site property manager in order to ensure the provision of best-in-class service and overall operational efficiency of the property.

Essential Duties/Responsibilities:

  • Regulatory Compliance:
    • Demonstrate ability to understand financial goals, operate asset in owners best interest in accordance with company policies & procedures, and in compliance with Fair Housing, Local, State and Federal laws and regulations
  • Property Maintenance (Safety, Function and Aesthetics):
    • Walk property and/or building to address safety concerns, maintenance items, pool or landscaping issues and cleaning needs
    • Ensure community is maintained to the best possible physical condition within the limits of the established budget
    • Review, report, and document all necessary maintenance requests
    • Ensure community appearance and repairs are noted and completed on a timely basis
  • Customer/Tenant Services:
    • Addresses tenant communications (inquires, concerns, questions and requests) in a prompt and professional manner
    • Establishes and maintains positive rapport with tenants/community members
  • Operational Oversight/Management:
    • Oversee and ensure all resident move-ins, move-outs, rent increases, and evictions are processed in a timely manner
    • Responsible for managing daily operations of community related matters, by investigating and resolving resident concerns, and initiating corrective actions
    • Monitor conduct of residents to ensure compliance with house rules, regulations, and lease; enforcement of apartment rules, maintain written records, and report occupancy violations, disturbances and other infractions by tenants and guests
    • Manages property budget efficiently - implementing cost saving measures when appropriate
  • Leasing and Lease Management:
    • Ensure community is rented to maximum capacity by utilizing marketing strategies to attract prospective residents
    • Proficiency in managing lease agreements, including lease explanations, negotiations, interpretations, execution, and enforcement
  • Administrative and Record-Keeping:
    • Complete various daily and month-end reports including collection of rent, administration of late fees, three-day notices, and delinquency notices
  • Professional and Property Development:
    • Attend company trainings, provide input and direction, and develop action plans for community improvement
Essential Education, Skills, Abilities and Experiences:
  • Work Experience Requirements:
    • Minimum of 1-2 Years Prior Related Experience as an On-Site/Residential Property Manager REQUIRED
  • Education, Training and Certification Requirements:
    • Minimum of High School Diploma or Equivalent REQUIRED
      • High Education, Training or Certifications Relating to Property Management DESIRED, but NOT REQUIRED
  • Communication/Language Requirements:
    • Advanced Professional Written and Verbal Communication Skills Across Various Formats/Settings (i.e., digital, remote/virtual, telephone, in-person) REQUIRED
    • Highly Developed/Effective Communication Skills in Interpersonal Communication, Organizational Communication, and Conflict Resolution REQUIRED
    • Ability to Leverage Communication Skills and Experience in Order to Interact Effectively with Prospects, Residents, Colleagues, and Management REQUIRED
  • Technology Requirements:
    • Strong Technological Literacy w/ Knowledge of Microsoft Office Suites (i.e., Excel, Word, Outlook, etc) and Property Management REQUIRED
    • Familiarity/Previous Experience w/ Property Management Software REQUIRED
    • Familiarity/Previous Experience w/ Project Management Software/Tools (i.e., Asana, Monday, Trello, etc.) HIGHLY PREFERRED, but NOT REQUIRED
    • Familiarity/Previous Experience w/ Maintenance Work Order Software DESIRED, but NOT REQUIRED
  • Compliance Requirements:
    • Willingness to Submit to Thorough Background Check and Drug Screen Upon Conditional Offer of Employment REQUIRED
    • Deep Familiarity of Fair Housing and Local, State, and Federal Laws and Regulations Relating to Property Management REQUIRED
  • Skill Proficiency Requirements:
    • Experience in Budget Preparations and Monthly Report Preparation is HIGHLY PREFERRED, but NOT REQUIRED
    • Experience with Maintenance Operations in Relation to Apartment Communities REQUIRED
    • Highly Developed Administrative, Organizational, and Time Management Skills/Abilities REQUIRED
  • Compliance Requirements:
    • Willingness to Submit to Thorough Background Check and Drug Screen Upon Conditional Offer of Employment REQUIRED
