Compensation: $160,000-$175,000/year

Position Summary:

POSITION SUMMARY / OVERVIEW:

Under the direction of the Vice President, of Operations, the Pre-Construction Director will provide overall leadership and direction on project team performance, client relations, contract negotiations, and compliance. The position will oversee project schedule and budget management, compliance with the company safety program, and standard operating procedures. The Pre-Construction Director is responsible for generating business, negotiating contracts, estimating, bidding, profit/loss of assigned projects, and supervising project management staff.

RESPONSIBILITIES:

  • Build relationships in business and personal networks and by representing Vantis through community involvement. Provide leadership in business judgment and all financial and profitability aspects of projects under the Pre-Construction Directors jurisdiction.
  • Lead interdisciplinary teams to deliver construction projects. Provide oversight in managing all necessary resources throughout the entire project from initiation through closeout and ensure that the Owners expectations regarding budget, schedule, and quality, as well as Vantiss profitability objectives, are met or exceeded. It is expected that the Pre-Construction Director will be the leadership that owns the project from Pre-Construction through Closeout and beyond. This involves:
  • Ensure that the day-to-day operations of projects are following company processes and procedures.
  • Mentor, train, and coach staff to perform to or exceed Vantis standards.
  • Represent Vantis to project stakeholders, consultants, government authorities, and business communities.

BUSINESS DEVELOPMENT:

  • Engage initiations to understand owner needs, and to represent Vantiss abilities and services to close potential clients.
  • Utilize lead-generating software, industry contacts, and relationships to generate project leads and push through for project acquisition.
  • Assist Business Development/Marketing in the sales process for new and existing clients, including presentations and proposals.
  • Assists in business development efforts through community involvement, outreach, and networking.
  • Oversee project buy-out, close-out, and approval of all purchase orders and subcontracts within limits of authority to ensure budgetary goals are met.
  • Estimating:
  • Provide project support to Project Managers on multiple projects, complete cost estimates for competitive bids and negotiated proposals, budgeting, cost tracking, and forecast support.
  • Prepare and coordinate cost gathering for ROM and Contract Cost estimates.
  • Reads and outlines project specifications.
  • Review proposal specifications, and drawings, attend pre-bid meetings, etc. to determine the scope of work and required contents of the estimate.
  • Supports the distribution of plans and specifications to vendors/subcontractors.
  • Leads vendor/subcontractor pricing/bid solicitation and coordination.
  • Write the scope of work for the various trades during the bidding phase and upon award, with ultimate responsibility for the final evaluation and negotiation of Subcontracts.
  • Prepares material and other cost summaries for quotes from vendors.
  • Utilizes knowledge of the project schedule and logistics in project estimates.
  • Collaborates with operations to provide constructability and coordination reviews of project documents.
  • Provides professional and comprehensive deliverables at the completion of each major estimate.
  • Develop a project schedule from bid document information.
  • Provides system analysis of building components and assists operations staff on project logistics, staging, phasing plans, and coordination.
  • Review financial risk to the company and ensure fee enhancements are within estimates, including contract risk. Partners with operations to assess and mitigate risk.
  • Review all trade specific RFIs for potential, cost, and/or schedule impact.
  • Understanding of different contracts and purchase orders; provisions, terms, language, insurance requirements, claim resolutions, and warranty.
  • Collaborate and build effective working relationships both internally and externally.
  • Review, understand, and comply with all the requirements of the contract between owner and contractor.
  • Pre-development input of construction techniques and cost.
  • Applies knowledge of the subcontractor market and how to pre-qualify subcontractors.
  • Assure that subcontractors comply with insurance and bonding requirements.
  • Conduct site walks and create subsequent write-ups (for example, with PowerPoint).
  • Aid compilation of and review of all subcontractor scopes during the buyout process.
  • Coordinate project setup.

PROJECT OPERATIONS:

  • Supervise the activities of the project team to ensure compliance with company policies, safety standards, and quality standards.
  • Visit sites regularly to monitor project performance, schedule, and expenditures with project staff, highlight potential challenges, and provide leadership in responding creatively to bring projects in on schedule and under budget, where feasible, and to the standard of quality expected.
  • People:
    • Develop skills and mentor project management employees, including conducting employee evaluations per Vantiss guidelines, as required.
    • Mentor, coach, and train project teams to perform and ensure effective matching of talent to project scope.
  • Financial Performance:
    • Oversee AP/AR process to ensure adequate cash flow and management.
    • Provide financial forecasting.
    • P&L includes a full understanding of project contingencies, liabilities, and savings potential.
  • Schedule Performance:
    • Assist the project staff in the development of the Baseline Schedule.
    • Ensure the Critical Path Method is being applied to projects.
    • Assist the project team in the initiation of Lean Planning processes and workflow.
    • Ensure Project Staff understands and is trained in Vantiss Standard Operating Procedures (SOPs) and monitor compliance.
  • Safety:
    • Ensure the Project team is trained on Vantiss safety principles and is compliant.
    • Participate in the operational task force for safety process Initiatives.
  • Meeting Management:
    • Attend all scheduled meetings necessary to monitor and manage project profitability.
    • Attend weekly project status meetings.

CLIENT RELATIONSHIPS:

  • Precise targeting for delivery of marketing and business development communications.
  • Mapping relationships and tracking interactions between clients, practices, and construction services using CRM systems.
  • Ensuring clients and prospects receive information relevant to their needs.
  • Ensure all client issues regarding Vantiss services are addressed and solved. Oversee project recovery plans to ensure client satisfaction for projects tracking red.

QUALIFICATIONS:

Education/Experience

Engineering, Construction Management, or Architectural degree, or equivalent experience. 10 years of Project Management experience (including supervisory experience)

Knowledge/Skills/Abilities:

  • Fundamental knowledge of contract law and project accounting.
  • Thorough understanding of all project management control systems (scheduling, cost control, procurement, and estimating).
  • EXTREMELY Strong analysis and critical thinking skills.
  • Must be detail-oriented.
  • Knowledge of construction building codes, estimating, and scheduling practices.
  • Must demonstrate managerial skills appropriate to this position along with strong problem-solving ability and a sense of urgency to meet deadlines.
  • Ability to read complex instructions along with strong verbal and written communication skills.
  • Software Skills:
  • Salesforce
  • Procore, PM Management experience is a major PLUS
  • Building Connected experience and Construct Connect is a Plus.
  • Schedule, Proficient in Microsoft Project or other software equivalent is required.
