SUMMARY
The Senior Project Manager shall have the overall responsibility for site administration and coordination of site operations, quality control, health and safety, and cost control for field operations of simultaneous construction projects. This position also coordinates site related issues between field and office, contractor and subcontractor, and architect and client through the duration of the project.
ESSENTIAL JOB FUNCTIONS include the following. Other duties may be assigned.
- Oversees the construction project from start to finish.
- Studies specifications, within boundaries of company policy and contract specifications, to plan procedures for construction and develops project schedules to determine starting and completion times and staffing and material requirements for each phase of construction.
- Confers with supervisor to create the teams, develop the objectives/goals of each and assign individual responsibilities.
- Initiates and maintains liaison with owners and other contacts to facilitate project activities.
- Monitors and controls projects through administrative direction of field superintendent to ensure project is completed on schedule and within budget.
- Investigates potentially serious situations and implement corrective measures by conferring with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems.
- Prepares contracts and negotiates revisions, processes changes and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
- Prepares and submits budget estimates, progress reports, or cost tracking reports minimizing exposure and risk in the project
- Ensures that construction activities move according to predetermined schedule.
- Communicates effectively and co-ordinates the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers and property management.
- Monitors the progress of the construction activities on a regular basis and holds regular status meetings with all the sub-teams and keeps COO informed.
- Ensures job site safety.
- Maintains strict adherence to the budgetary guidelines, quality, and safety standards.
- May requisition supplies and materials to complete project.
- Performs periodic inspection of construction sites.
- Ensures project documents are complete and on file.
- Serves as a key link with the clients and review the deliverable prepared by the team before passing onto client.
- Conducts or participates in weekly/monthly progress meetings.
- Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Supervises construction staff, and contracted staff on-site.

WORKING ENVIRONMENT
This job operates in a professional office environment as well as out in the field of construction projects. In the field, the employee could be frequently exposed to moving equipment, mechanical parts, and vibration. The employee is occasionally exposed to high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; and risk of electrical shock while in the field. The noise level in the work environment is occasionally high and usually moderate.
Position experiences interruptions, need for frequent shifting priorities, and deadlines.
PHYSICAL DEMANDS
The physical demands characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee is required to stand, walk, sit, climb or balance; and stoop, kneel, crouch, or crawl. The employee must be able to lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Employees must be able to travel by car.
Regular, predictable attendance is an imperative job function. Evening and weekend work may be required as job duties demand.
MINIMUM QUALIFICATIONS
- 4-year degree in Construction Management, Engineering or related field required.
- Computer proficiency in Microsoft Project, AutoCAD R13, and MS Office Suite; experience with TCM software a plus.
- Minimum of seven (7) years of experience of progressive responsibility on similar construction projects
- Adept at blueprint and specification interpretation.
- Strong background in permitting and approvals process, sequencing and planning, and subcontractor management required.
- High level of proficiency in cost control and scheduling procedures.
- Working knowledge of the construction contract process.
- Strong analytical and organizational skills.
- Excellent interpersonal skills as well as written and verbal communication skills
- A thorough knowledge of legal issues and safety standards is essential.
- Leadership skills and proven experience in managing and directing people.
- Proven ability to deliver results in challenging environments.
- Bilingual in Spanish a plus.
- LEED AP Certified
- Valid driver’s license, vehicle, insurance, and safe driving record.
