Description
Essential Functions
  • Drive a culture of service and safety ensuring all Wayne Metro staff clients, and facilities begin and end each day/shift safe and well. Integrate safety, security, and emergency preparedness measures into the organization's daily practices in a manner supportive of other departments and functions.
  • Implement strategic safety standards through continuous learning, training, and drilling exercises.
  • Ensure agency operations comply with all applicable federal, state, and local laws and regulations, policies, and procedures. Study existing and new requirements and oversee and enforce those requirements.
  • Ensure safe and proper use of equipment, vehicles, and materials, identification and prevention of hazards, air quality controls, Right-to-know programs, and prevention of accidents and injuries.
  • Analyze and evaluate all accidents, incident reports, and resource losses. Search for patterns and/or trends to establish corrective procedures to prevent future loss while tracking dangerous or unusual situations.
  • Establish and direct appropriate procedures for routine maintenance, repair, and safety of the agency fleet vehicles.
  • Develop and implement multi-year Comprehensive Maintenance plans that are both corrective and preventative for the upkeep of all facilities, grounds, and the major facilities systems (HVAC, mechanical, plumbing, electrical, and structural.)
  • Develop the agency facilities and safety budget. Maintain an inventory control system and purchase supplies, parts, and equipment through a process that follows federal, state, local, and Wayne Metro regulations.
  • Understand and communicate current up-to-date standards in the repair, maintenance, and custodial areas through reading, participation in appropriate workshops or meetings, and involvement in professional organizations.
  • Approve the specifications and recommend contractors to perform maintenance and repair services. Supervise and inspect the work performed and recommend payment upon satisfactory completion of the work.
  • Display the highest ethical and professional behavior in working with staff, clients, and outside agencies. Demonstrate positive attitudes, appropriate attire, grooming, and an effective work ethic.
  • Provide day-to-day supervision and direction to assigned staff including but not limited to: succession planning, cleanliness, efficiency, effective procedures, communication skills, work attitudes and ethics; scheduling; evaluating performance; aiding in determining appropriate training or coaching; and conflict resolution.
  • Perform work in a professional manner that upholds Wayne Metro's policies and procedures.
  • Attend required meetings in person and serve, as appropriate, on staff committees.
  • Other duties as assigned.
Qualifications
Minimum Qualifications:
  • Bachelor's degree preferred or a combination of education and experience that is similarly appropriate.
  • A minimum of eight years experience in facilities management, safety management, construction, and/or property management, with a minimum of three years in a supervisory capacity.
  • Knowledge of construction codes, health and safety regulations, financial and management practices, purchasing, supervision and motivation of personnel, and state and local regulations regarding the maintenance of buildings and equipment.
  • Ability to identify and secure appropriate contractors to perform building maintenance and repairs.
  • Strong mechanical aptitudes and a working knowledge of electrical and mechanical systems. License or certification in HVAC a plus
  • Knowledge of local building regulations and construction trades including development of project specifications and costing, permit acquisition, and state licensing requirements.
  • Ability to perform building maintenance and repairs including minor structural modifications.
  • Familiar with local building codes, OSHA regulations, and safety plans.
  • Ability to maintain documentation of work including file maintenance and report development.
Minimum Competencies:
  • Proficiency in Microsoft Applications (Word, Excel, PowerPoint) required.
  • Working knowledge of basic internet applications and programs including Google technology. The ability to learn and utilize the necessary programs for this position.
  • Ability to communicate effectively both orally and in written form.
  • Good interpersonal and professional skills including but not limited to professional appearance, tact, punctuality, and dependability.
  • Ability to provide services for those persons facing economic, social, health, age, and educational barriers.
  • Ability to work independently or in a team environment (as deemed necessary).
  • Ability to work well with ever-changing priorities and/or situations.
  • Ability to work with minimum supervision.
  • Perform work in a manner that upholds Wayne Metro policies and procedures.
Licensing and Other Requirements:
  • Valid identification and reliable transportation.
  • Although the Covid-19 vaccination is no longer mandated, it is encouraged. Wayne Metro will always prioritize the safety of our staff and clients.
Travel Requirements:
  • Ability to travel to various sites.
Work Hours: Work to be scheduled Monday through Friday with specific hours to be determined by program needs.
