Job Responsibilities:Manage the maintenance and daily operations of the building facilities with the objective of always achieving uninterrupted functionEnsure contractor service level agreements and key performance indicators are met or exceededPerform routine facilities activities including inventory control, critical systems checks, and functional testingAble to respond and act in response to facilities crisis management activities including power outages, fire alarms, and HVAC outagesAnalyze data and identify trends with facility issues to determine the root causes and take appropriate actionRespond to BMS/EMS alerts, investigate and feedback on any outstanding issues or events, and respond to emergency situationsAssist in all site construction activities and installations, in coordination with external contractorsWitness testing of all equipment during commissioning and validate sequence of operations and receipt of all operational documentationMaintain compliance with Workplace Safety & Health (WHS) standards and electrical and building codesEnsure adherence to all standard operating procedures (SOP), method of procedures (MOP), and emergency response procedures (ERP)Participate in the scheduling, coordination, and completion of all significant planned and emergency maintenance events for the facilityPlans, monitors, schedules, and implements measures on the Planned Preventive Maintenance Program for the company buildingsProvides technical support and takes charge on matters concerning parts replacement and repairs maintenance and service activities of all mechanical & electrical equipmentLiaise with contractors and suppliers regarding improvement works and purchasing of equipment and spare partsPrepares weekly and monthly building reportsPlanning building maintenance and operational programs for the awarded FM contractsLiaison with all stakeholders and ensure a smooth operation of facilitiesEnsuring efficiency of all building systemsPreparation of budget and budget controlsEnsuring all processes and compliance programs are metFamiliar in administration and functioning of CMMS/FMS software for monitoring, reporting, data analysis, and auditJob Requirements:Degree in Facilities Management or equivalent qualificationDiploma holder in equivalent qualification with more than 5 years relevant experiencesPreferably with a minimum of 3-5 years' experience in Facilities MaintenanceAble to comprehend, analyze and interpret complex project documents, including AutoCAD, Visio, and PDF documentsTechnical and functional knowledge of building infrastructure including electrical and mechanical systems, fire detection and protection systems, building management systems, equipment maintenance, and construction of critical facilities environmentRecommended Skills: Administration, Auditing, AutoCad, Building Codes, Building Management Systems, Computerized Maintenance Management Systems#J-18808-Ljbffr
