**About the role**

As a CBRE Project Management Senior Director, youll be responsible for project management services within an assigned geographic market, program, or client account to achieve the company's strategic business objectives. This position will focus on a large retail bank expansion program.

This position will have between 25% to 40% travel.

**What youll do**

Direct all phases of the process for large and high-profile clients including procurement, contracting, planning, tracking, and execution. Identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks for client and company.

Interact directly with client(s) to ensure that goals and objectives are established and achieved. Develop and implement action plans to accurate variances; anticipate and respond to the client's needs / concerns.

Ensure that contract procurement, negotiation, execution, administration, and closeouts are accurate, timely, and compliant.

Develop new business growth and maintains existing business relationships. Responsible for business pursuits, integration with other CBRE business lines, and cross selling our CBRE business to achieve fulfill the client's needs and achieve the company's business objectives.

Maintain full responsibility for the financial performance of your assigned market, program, and client account including budgeting, actual results, forecasting and reporting. Responsible for billing (including documentation required for revenue recognition), accounts receivable collection, expense monitoring and control, staffing (including allocation, if applicable)

Provide supervision to employees, supervise the training and development of staff. Conduct performance evaluations and mentoring. Lead all aspects of the recruiting and hiring of employees.

Coordinate and manage the team's activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.

Apply knowledge of multiple subject areas, broad industry knowledge, and commercial awareness. Drive financial and functional performance within multiple fields and across business.

Lead by example and model behaviors that are consistent with CBRE RISE values. Negotiate with senior management, customers, and external parties of divergent interests to reach an agreement of strategic importance while being guided by the business segment and the organization's functional strategy.

Conceptualize new methods, techniques, processes, and standards across job teams or functions. Advise the resolution of highly complex or unusual business problems by applying high level critical thinking.

**What youll need**

Bachelor's Degree preferred with 12-15 years of related experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.

Experience leading a diverse workforce including project management, operations, sales, and finance.

A solid understanding of the real estate industry in the areas of financial analysis, project management, construction, ethical practices, business operations, marketing, and business development.

In-depth understanding of financial terms and principles and the ability to analyze the most complex business/financial data and develop innovative solutions.

Experience in staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is helpful.

Ability to exchange sensitive, complicated, and difficult information, convey performance expectations and balance problems.

Leadership abilities that empower the team to achieve broad operational targets with impacts on own job subject area, multiple job teams, and department.

In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, PowerPoint, etc.

Expert interpersonal skills with an outstanding inquisitive mentality.
