Breaking Ground operates nearly 4,000 units of housing across New York City, along with housing in upstate New York and Connecticut. Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.

But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

Reporting to the Program Director, Transitional Housing, the Assistant Director, Facility Maintenance, Transitional Housing oversees all building maintenance and housekeeping services for East Flatbush Safe Haven located in Brooklyn. East Flatbush Safe Haven is a Breaking Ground transitional housing site that falls under a larger portfolio of programs which include safe havens, stabilization beds, and drop-in centers. The Assistant Director is responsible for the implementation of standard operating procedures, building maintenance, preventative maintenance schedules, repairs, and housekeeping to ensure the highest quality of life. The Assistant Director will supervise Facility Maintenance Supervisors assigned to those program sites and will provide on-call coverage for overnight and weekends.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Ensure appropriate housekeeping staff levels at assigned transitional housing site and janitorial supplies

Manage Facility Maintenance Supervisors

Oversee preventative maintenance schedules, conduct weekly walkthroughs of the transitional housing sites and complete routine audits to ensure compliance with city and state building regulations

Work with transitional housing Program Director to address any systemic or recurring facility issues

Ensure that transitional housing sites maintain up-to-date critical files, including copies of all recurring inspections and that the sites are accessible 24/7 for unannounced audits and inspections

Facilitate adherence to all applicable Breaking Grounds building policies

Conduct monthly audits of all supplies and inventory for transitional housing sites

Liaise with Breaking Grounds Property Management and Asset Management teams to ensure completion of maintenance and repair projects completed by third-party

Liaise with Breaking Grounds IT department to ensure continuous operation of phones, internet, security systems, and other equipment

Oversee the program site transitional housing asset portfolio, including vehicle fleet, to ensure compliance with Breaking Grounds standard operating procedures and policies

Provide coverage for all sites in the portfolio as part of the On Call schedule set by the Director

Perform other duties as assigned

MINIMUM QUALIFICATIONS:

Bachelors degree preferred, or equivalent experience

Minimum of 1 year in a supervisory capacity in a residential building serving homeless or other vulnerable populations, with experiences as a superintendent or equivalent, maintaining building systems, including boilers, HVAC, plumbing, electrical, and security/access control Preferred: must have current S-12 Fire Sprinkler, S-13 Standpipe, and S-95 Fire Alarm Systems Certifications

F-07 and W-07 Fitness for Fire and Emergency Drill Conductor Certifications are preferred. Breaking Ground will pay for you to obtain your certification

Experience working with city and state agencies with building oversite and violations

Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams Experience and proficiency with property management software

Ability to climb stairs and able to lift heavy materials required

On-call availability required
