Title: Digital Marketing Coordinator

Job Summary

Implement leasing and marketing strategies for the BMOC, Inc. portfolio to maximize revenue and achieve/exceed occupancy goals and owner objectives. Primary focus involves executing marketing plans.

ESSENTIAL DUTIES & RESPONSIBILITIES Marketing/Branding/Advertising (~70-90% of time)

  • Own The Brand
    • Establish a Media Kit/Brand Standard Repository for each property containing information related to color standards (#HEX), font standards, "tone of voice", and media (pictures/videos/etc.).
  • Own Our Internet Listing Service (ILS) Presence
    • If additional media is needed, develop a plan for leadership to discuss with ownership.
    • Ensure our listings are accurate, use tracking information, and our media (photos/videos) provide the best possible presentation of our property within budgetary limitations.
    • Ensure pricing/availability/media data feeds are working properly where they exist.
  • Own Our Online Reputation
    • Utilize Entrata's Reputation Manager portal to manage these interactions.
      • Ensure that all data links are correct so that reviews pull in accurately.
    • As necessary, be a liaison and point of contact directly with residents/prospects to resolve issues.
    • Respond to online reviews on sites such as, but not limited to, Google, Yelp, and our property web site.
  • "Do It For The Gram" - Social Media Expert
    • Focus should be on staying consistent with our branding, while encouraging interaction/engagement with our residents and prospects.
    • Developing backlinks and partnerships with other businesses to boost SEO at the property and BMOC, Inc. corporate level.
    • Delegation
      • Some tasks/social media posts can be delegated to on-site but ultimately the Digital Marketing Coordinator is responsible for ensuring such posts do not violate laws (ex: copyrights, trademarks, photo licensing rights, etc.) and remain consistent with our brand image.
    • Post multiple times a week on social media platforms for the entire portfolio.
  • Analysis & Reporting
  • Be The Subject Matter Expert (SME) For Digital Media
  • SEO / PPC Campaign Oversight
    • Knowledge / Execution of PPC Keyword Campaigns.
    • Web / Digital content development with an SEO-focus.
  • Advertising Campaigns
    • Identify the best spaces to advertise within a given market.
    • Assist with coordinating all advertising and communication for external promotions.
  • Graphic Design/Layout Design
    • Develop layout/copy as able to save third-party costs for ad design.
  • Monthly/Quarterly BMOC Inc Newsletter (digital)
    • Develop & Manage a Monthly/Quarterly Newsletter.
  • Know The Markets
    • Provide information to Leadership to develop lease terms and engagement opportunities.
    • Focus Group coordination, leading the discussion, providing actionable feedback.
    • Market Studies (online research, site visits, relationship developing).
    • Remain current with admission standards, admission timing, and academic calendar for freshman, returning residents, transfer students, and both graduate and professional schools.
    • Monitor annual enrollment at the local schools, including incoming freshman, international and graduate students.
    • Monitor proposed and new student housing developments on and off campus.
  • Grassroots Marketing
    • Perform/Teach on-site teams how to reach out to local businesses, organizations, student athletic teams, sororities/fraternities, etc.
    • Teach/Perform the art of Co-Vending with vendors (example: subsidize the cost of pizza to get flyers on boxes, etc.)
    • Lead the coordination of and assist in the planning of and budget for all external leasing event. External leasing events include: fairs (housing, international, etc.), and off-property trade shows.
    • Be available to assist on-site staff members with Open House events.
  • Planning and Development
    • Develop, independently, individualized marketing plans to boost traffic for each property, as identified and/or assigned.
    • Execute or align resources to execute each marketing plan/project.
    • Develop metrics to assess successfulness of marketing attempts to ensure we are spending advertising dollars wisely.

Miscellaneous (10 - 30% of time)

  • Contract Negotiations
    • Keeper of all advertising agreements, supply copies to leadership on demand. Store copies within each property's Teams drive.
    • Negotiate renewals of advertising agreements to minimize increases in rates.
  • Own The On-Site Image
    • Set and ensure cleanliness, professionalism, and "cool factor" standards are met in each property's model apartment, office, tour path, and general curb appeal.
    • Instill the BMOC standard in each team member to take ownership of your suggestions above to ensure we are delivering an amazing experience, consistently-even when you are not on-site.
  • BMOC Corporate Brand Management
    • Includes volunteerism and charitable giving campaigns.
  • Other duties, as assigned.

TECHNOLOGY (SYSTEMS/SOFTWARE/HARDWARE) USED

  • Entrata (Property Management Software)
    • Prior experience with Entrata is a plus.
    • Assess and review traffic and individual Leasing Agent statistics.
    • Develop tracking mechanisms (vanity phone numbers, URL switch codes, URL landing pages, etc.) for every marketing source used. Test such mechanisms regularly to ensure accuracy.
    • Build/maintain web sites consistent with the brand voice for each property.
  • Graphic Design Software -- Mainly Canva, Adobe Creative, Photoshop, Illustrator, InDesign, etc. or similar products is a plus.
  • Microsoft Office 365 (Outlook/PowerPoint/Excel/Word)
    • Proficient Experience Required

EDUCATION AND QUALIFICATIONS

  • Associates degree or higher required. 3 years of experience listed above may be considered in lieu of the associates degree requirement.

Must be able to:

  • Sit for long periods of time
  • View a screen for long periods of time.
  • Physically maneuver around a large property.
  • Lift 20 lbs on occasion and rarely up to 50 lbs (box of paper, an open house set-up, etc.)
  • Drive distances (on rare occasions) with reliable transportation.
