Maintenance Tech 3/ Painter

Full-time

Day Shift

(6:30am-3:00pm) On Call Every Other Weekend.

SUMMARY: Responsible for performing the general day to day maintenance, and preventive, predictive, and emergency maintenance of all equipment and to maintain the facility in a safe and operable condition by performing the following duties.

Required Knowledge, Skills and Abilities :

• Ability to lift, push, or move equipment and supplies in excess of 75 pounds unassisted.
• Ability to properly use faucets, common electrical switches, screw drivers, wrenches, pliers, hammers, paint brushes, power drills and saws, etc.
• Ability to safely operate motor vehicles with snow plow, power lawn equipment; must be able to move about in tight spaces and between objects, equipment and furniture.
• Must be able to climb ladders, and walk on sloped roof.
• Must be able to understand and relate to concepts of general repairs, upkeep of equipment, and resident safety issues.
• Must be able to operate motor vehicles, snow blower, lawn mower and tractor; power hand tools such as saws and drills; common hand tools, electrical switches, plumbing valves, regulators, shovels, paint brushes, etc.
• Must be able to work indoors and outdoors; may be exposed to inclement weather (rain, snow, ice, cold, heat, and humidity) while performing assigned duties.

Minimum Qualifications:

• High school diploma or general education diploma (GED).
• Must possess a current Virginia Class I Driver’s License.
• Minimum of 5 years of experience.
• Must possess basic skills in plumbing, carpentry, painting, and grounds upkeep.
• Knowledge of basic building maintenance.
• Must have experience and basic knowledge of heating, cooling, plumbing, electrical, and mechanical systems.
• Must be able to safely perform all essential job functions.
• Healthcare setting preferred but not required.

Essential Functions:

• Paints and refinishes interior and exterior of the facility.
• Performs medium duty electrical work such working with 208 3ph, AC/DC currents, installing electrical outlets and switches, disconnects, repair of motors, etc.
• Performs general plumbing repairs working with PVC, ABS, copper, and soldering joints for the replacement of plumbing fixtures, soldering, measuring of piping, etc.
• Performs daily maintenance activities and corrective maintenance on furniture, cooling, heating, plumbing and electrical systems, facility vehicles, lawn care equipment, and power tools.
• Performs repairs on walls, floors, ceramic and floor tile.
• Paints, plasters, refinishes, and performs skilled and general carpentry tasks.
• Paints and repairs all interior walls, ceiling tiles, floors, and subfloors as necessary.
• Constructs, renovates, or moves walls if necessary.
• Adjusts or installs doors and windows, and installs appropriate hardware.
• Responds to daily requests for maintenance repairs, deliveries, and equipment transfer.
• Performs routine grounds care: operates power mower, lawn tractor, and snowplow and other snow removal equipment. Trims, prunes, and fertilizes trees, shrubs, and lawn.
• Moves or delivers incoming and outgoing freight; lifts and moves heavy furniture and equipment.
• Maintains logs for heating/air conditioning and water supply systems and records corrective maintenance tasks.
• Adheres to organization, federal and state regulations and guidelines, including Resident Rights.
• Participates in orientation, training, and inservice programs.
• Assists other staff members as needed within the limits of training and certification.
• Abides by Maintenance Department policies, practices and standards. Follows established safety guidelines.
• Must be able to lift without restrictions.
• Other duties as assigned.
