Harmoni is focused on the acquisition and construction of communication networks and works with customers in a wide variety of situations, including monetizing existing assets and new site development. Harmoni collaborates with wireless operators to deploy their networks and build assets while relieving them of the burden of raising investment capital. The Opportunity

Reporting to the Director – Contracts and Compliance, the successful candidate will be responsible for drafting, reviewing, editing, and processing ground and tenant lease agreements and other related contracts, including amendments to existing lease agreements.

Essential Duties and Responsibilities

  • Draft, negotiate and review tenant and ground lease agreements, amendments, and other ancillary documents as it relates to Harmoni’s business
  • Responsible for daily decision making and task management to ensure assigned drafting tasks are completed within stated timelines
  • Log and monitor drafting assignments within SiteTracker platform for reporting purposes
  • Regular client interface (via email, phone, video, in person) with internal teams/departments and externally with contractors, carriers, property owners, title companies, vendors
  • Collaborate with internal legal team and external vendors on: Right of First Refusal notices, Long Term Easements and Fee Simple Purchases
  • Assisting with daily operations such as reports, scheduling, research, data management
  • Reviewing and comprehending legal documents such as but not limited to legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, surveys, title policies and subordination agreements
  • Review submittal documents in a timely manner and ensure information is accurate
  • Review and approve site-specific documents for accuracy and integrity at completion
  • Perform other duties as assigned

Qualifications

  • Bachelor’s Degree or minimum of 2 years’ experience may be considered in the telecom industry as site acquisition specialist or Real Estate/Contracts paralegal
  • Minimum of 2 years of experience preferred in the telecom industry, reading and interpretation of contracts
  • Computer Skills - Proficient in Microsoft Office (Excel, Word, PowerPoint) and Adobe Acrobat. Experience working in project management software
  • Attention to Detail - High attention to detail and strong organizational skills
  • Communication - Superior written and oral communication skills required
  • Work Environment – Self-motivated with ability to work on multiple, complex transactions in fast paced, energetic environment
  • Decision Making ‐ Ability to make critical decisions while following company procedures
  • Interpersonal ‐ Ability to get along well with a variety of personalities and individuals
  • Problem Solving ‐ Ability to find a solution for or to deal proactively with transaction related problems. Resourceful research and analytical skills

Physical Requirements ​​​​​​​

  • Constantly sits for prolonged periods at desk and working on a computer in an indoor office setting
  • Constantly operate a computer and other office productivity machinery such as a, copy machine and computer printer
  • Constantly communicates ideas so others will understand. Must be able to exchange accurate information in these situations
  • May be required to lift up to 15 pounds
