Salary Expectations:

• Wages up to $24.00/hour
• Starting salary based on licenses and certifications
• Starting salary based on experience

Job Type:

• This position is Full-Time, Hourly
• Monday - Friday, 8 hours
• Must be available to be on-call in rotation withother Maintenance team members

Education/Experience:

• 3-5 years relevant experience (Required)
• Required to have a CPO, CFC, and HVAC Certifications
• Basic knowledge of HVAC, plumbing andelectrical systems
• Experience using hand and electrical tools Knowledge of general carpentry and repair
• Ability to read technical manuals and drawings
• Excellent organizational and time managementskills whileworking individually
• Computer skills: 1 year (Preferred)

Essential Functions& Requirements:

• Performs routine maintenance on building systems
• Complete assigned work orders proficiently in a timely manner
• Inspects and identifies equipment or machines in need of repair
• Troubleshoots issues to determine necessary repairs
• Plans repair work using buildings blueprints or equipment manual as needed
• Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures
• Cleans and assists with upkeep of the facilities
• Orders supplies and materials needed for repairs and maintenance
• Overseeing contractors when professional repairs are necessary
• Diagnosing mechanical issues and correcting them
• Repairing machines, equipment, or structures as necessary
• Abilityto follow instructions from supervisors or senior maintenance workers
• Abilityto use hand tools and power tools
• Performs other related duties as assigned
• Attention to detail toensure that all jobs are completed in an exemplary manner and any potentialhazards or warning signs of problems are not overlooked

Customer service

• Perform job duties for residents and with teammembers in a courteous and professional manner
• Take initiative to ensure resident safety andsatisfaction is a priority
• Meet and greet visitors in a friendly, helpfulmanner (Visitors include anyone who visits the community; specifically, currentresidents' families and friends, prospective residents and their families,referral sources, vendors and regulators)
• Answer phones appropriately, according tocompany and community standards

Resident's Rights

• Ensure compliance and understanding of allregulations regarding residents' rights
• HIPPA guidelines and regulations

Other

• Follows & communicates company policies andprocedures

Physical/SensoryRequirement:

• Must be able to exert 35-50 pounds of forcefrequently, and/or greater than negligible up to 50 pounds of force constantlyto lift, carry, push, pull, or otherwise move objects
• Physicalstamina to handle a full shift of being active and working on the building
• Must function independently and haveflexibility, personal integrity, and the ability to work effectively withresidents and staff
• Must be able to relate to and work with the ill,disabled, elderly, emotionally upset and, at times, hostile people within thecommunity
