Facility Maintenance Technician, cGMP Manufacturing plant

You: If you have prior expertise in industrial facility maintenance, then the Facility Maintenance Technician position might be the perfect fit for you. In this role, you will play a crucial part in guaranteeing the smooth operation and maintenance of our industrial-type HVAC systems and plant buildings. Your meticulous attention to detail and comprehensive understanding of facility maintenance will be instrumental in maintaining optimal conditions and functionality.

1. Regularly inspect and clean the HVAC system, including checking for leaks, cleaning filters, and lubricating moving parts.

2. Monitor the water-cooled York chiller system, checking for proper water flow, temperature, and pressure, and maintaining cleanliness.

3. Conduct routine inspections of water and low-pressure boilers, ensuring safety measures are in place and checking for any leaks or malfunctions.

4. Maintain and service oil-free compressors, including checking and replacing oil, filters, and belts as needed.

5. Regularly clean and replace filters in air handlers to ensure proper airflow and ventilation.

6. Perform routine maintenance on lights, including replacing bulbs and ensuring proper electrical connections.

7. Inspect and maintain toilets, repairing any leaks, and ensuring proper flushing and functionality.

8. Monitor and maintain airlines and steam loop plumbing, checking for leaks, proper pressure, and insulation.

9. Coordinate weekly pest control services to prevent infestations and ensure a clean working environment.

10. Conduct minor drywall repairs as needed, addressing any wall damages or imperfections.

11. Perform monthly visual inspections of lights throughout the facility, replacing bulbs and addressing any electrical issues.

12. Routinely inspect and maintain fire extinguishers, ensuring they are in proper working condition and complying with safety regulations.

13. Conduct regular inspections of forklifts, checking for any mechanical issues and addressing maintenance needs.

14. Service forklift batteries, including checking electrolyte levels, cleaning terminals, and replacing batteries when necessary.

15. Regularly clean and organize the maintenance shop to maintain a safe and efficient working environment.

16. Inspect and maintain the front and back yard areas, addressing any landscaping or safety concerns.

17. Change filters in air handlers on a regular basis to maintain proper air quality and system efficiency.

18. Perform minor touch-up painting as needed to maintain a clean and professional appearance.

19. Inspect the di-water system for leaks, proper pressure, and water quality.

20. Regularly inspect and test eye wash stations to ensure proper functioning and compliance with safety regulations.

21.Responsble for coordinating and collaborating with our external HVAC equipment manufacturer and service providers. Your role will involve ensuring the functionality and safety of our equipment through effective communication and coordination with these external partners.

Qualifications:

- Education: High school diploma or equivalent (post-secondary education in facilities management, electrical or mechanical engineering, or HVAC technology is preferred).

- Prior facility maintenance experience with maintenance procedures and practices

- Technical Knowledge: Solid understanding of maintenance procedures, equipment operation, and troubleshooting techniques.

- Problem-Solving Skills: Strong ability to diagnose issues, identify root causes, and implement effective solutions.

- Technical Skills: Proficiency in using maintenance tools and equipment, including hand tools, power tools, diagnostic equipment, and maintenance management software.

- Safety Awareness: Understanding of safety protocols, ability to identify potential hazards, and compliance with safety standards.

- Communication Skills: Effective verbal and written communication for interaction with team members, supervisors, and stakeholders.

- Time Management: Ability to prioritize tasks, manage time effectively, and meet deadlines.

- Continuous Learning: Openness to learning new technologies, equipment, and techniques through ongoing training and professional development.

Additional Qualifications :

- Familiarity with the operation and maintenance of industrial HVAC systems, water-cooled chillers, water and low-pressure boilers, oil-free compressors, filters, air handlers, lights, toilets, airlines, steam loop plumbing, and di-water systems

- Understanding of safety protocols and regulations related to the maintenance of industrial equipment and systems

- Ability to perform routine inspections and basic troubleshooting of equipment and systems

- Basic knowledge of pest control procedures and practices

- Basic skills in minor drywall repair and touch-up painting

- Knowledge of fire extinguisher inspection procedures and requirements

- Familiarity with forklift operation and maintenance

- Ability to perform basic forklift battery service and maintenance

- General cleaning and organizational skills for maintaining the maintenance shop, front, and back yard areas

- Understanding of air handler filter replacement procedures

- Basic knowledge of eye wash station inspection and maintenance requirements
