PREVENTATIVE MAINTENANCE MECHANIC

Position Summary: Primarily responsible for the maintenance and repair of the Corporations property systems statewide. Performs journeyman level work in several trades which may include plumbing, electrical, carpentry, flooring, HVAC, concrete/masonry, and landscaping.

Reports to: FACILITIES DIRECTOR

OVERVIEW

Responsible for implementation of facility wide preventative and prescriptive maintenance program. Requisitions materials, receives and verifies invoices for payment; inventories equipment and supplies; completes required reports and records. May coordinate local contract awards for maintenance projects. Travel to statewide locations for assistance and repair on an as-needed basis.

SUPERVISION RECEIVED AND EXERCISED: Non-exempt, non-supervisory, union position

EXAMPLES OF DUTIES

Perform and/or supervise tasks involving all types of maintenance, services, and repairs to buildings and equipment. Included are gas and oil heating systems, plumbing, electrical, glazing, roofing, carpentry, cement/masonry, flooring, painting, drywall repairs, weatherization, and other finishes.

Assists with state-wide heating fuel tank maintenance inspections and repairs.

Performs seasonal preventative maintenance work to ensure facilities are kept in good repair. May perform skilled grounds work; removal and replacement of trees, shrubs, lawns, fences, and gates; removal and replacement of sidewalks, stairs/steps, and porches. May be required to provide snow and ice control using hand tools, plow trucks, or skid steer.

Coordinates building inspections to assess extra-ordinary maintenance and/or tenant-caused repair needs. Determines cause and damage to building, units and/or equipment and required repairs; advises Facilities Management if repair and labor costs are not due to normal wear and tear. Inspects grounds and equipment on a periodic basis and during unit vacancies to identify and make recommendations to remedy deficient conditions, as-needed.

May perform renovation of housing units.

Responds to after hour emergencies, which can include weekends and holidays. Performs emergency maintenance and repairs, at any hour, to prevent inconvenience and/or damage to facilities. May be required to respond to call-outs.

Performs home repairs to electrical and plumbing systems, doors, appliances, locks, and windows as required to meet safe, sanitary and decent housing conditions per federal regulations. Conduct routine inspections and perform preventative and annual maintenance and servicing of heating systems.

May be required to winterize homes against severe weather conditions; remove snow and ice from walks and driveways; thaw and repair broken interior and exterior pipes.

Ensure the following custodial duties are performed at corporate facilities to prepare for daily business —check walls, floors, windows, woodwork, fixtures, sinks, tubs, toilets and appliances for proper operational condition; trash is picked up and removed from facility and grounds; lawns mowed and walkways and driveways maintained in a safe, clean condition.

Repair holes and cracks in roads and parking lots as required.

Clean storeroom and shop area and secure from theft, order, receive, inventory and store routine supplies and equipment.

Will be assigned Master keys for assigned location. Required to read and follow AHFC Key/Card Receipt form. Notify supervisor immediately of the loss of any key.

Prepare work orders, reports, timesheets, personnel actions, material/equipment requisitions and other inventory control methods using AHFC’s current computer systems. May make estimates of labor, time, cost and materials, May assist in hiring employees and/or contractors.

Responds to after hour emergencies, which can include weekends and holidays. Performs other related duties as required or assigned.

KNOWLEDGE, SKILLS AND ABILITIES

Knowledge of:

Methods, tools, practices and systems used in the gas and oil heating systems, electrical, glazing, roofing, carpentry, cement/masonry, flooring, painting and other finishes.

Occupational hazards and safety precautions.

Standard construction and maintenance practices, processes, and materials involved in each trade utilizing industry standards to insure preservation of corporation assets.

Cultivation and maintenance of trees, lawns and ornamental shrubs and use of the equipment to perform such work.

Skills and Abilities:

Use and care of tools and equipment employed in each trade relating to general building maintenance, grounds and equipment maintenance and office computers.

Work harmoniously with other maintenance employees, tenants, the public and property management staff. Perform moderately heavy manual labor, in and out of doors, with required strength and agility and to work under adverse weather conditions, if necessary, such as heat, cold and around mechanical equipment, chemicals, tools and with soil.

Supervise work tasks performed by a small group of semi-skilled or unskilled workers and to provide surveillance of contractor work product. Make and work from sketches or plans for improvement or alteration of buildings or equipment and to fully implement all such work. Meet the public effectively and communicate project specific safety information, as-needed.

Minimum Qualifications:

Graduation from high school, GED or equivalent and four years apprenticeship training or three years journeyman level experience in construction or maintenance of buildings, electrical, carpentry, plumbing or mechanical trades work; or any equivalent combination of experience or training.

Valid Boiler Operator Certificate Class 4 or be able to obtain within one (1) year of date of employment. 

Physical demands: lifting, carrying, pushing, and/or pulling; climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling. Must be able to lift a minimum of 50 pounds repeatedly during an 8 hour workday.

Provide valid Alaska driver's license and show proof of driving record in good standing from DMV when requested.

At least six months of data processing and Microsoft Office related computer experience.

This is a union position with an hourly rate of $25.47. Excellent benefits, including medical, dental, vision, and leave package.
