ASSISTANT DIRECTOR MAINTENANCE AND OPERATIONS

PRIMARY FUNCTION:

Assist the department director in the planning and administration of all maintenance activities; assist in project development and supervision; provide technical and professional expertise for legal compliance in all areas of District maintenance; perform other related duties as assigned.

DIRECTLY RESPONSIBLE TO:

Director Maintenance and Operations

RELATIONSHIP TO STUDENT ACHIEVEMENT:

Provides support services and structures that allow for a productive and safe environment in which all students have an opportunity for academic success.

ASSIGNED RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:

1. Assists the Director in overseeing the day-to-day operations of the Maintenance and Operations Department, ensuring implementation of program objectives and department standards.

2. Responds to a variety of issues, such as emergency maintenance response, contract development and oversight, facility use coordination, and related matters.

3. Assumes responsibility for department operations in the absence of the Director Maintenance and Operations.

4. Assists in the supervision of all District maintenance activities, including setting priorities, work assignments, preventive maintenance programs, and planning both short and long term projects.

5. Assists in the hiring, supervision, promotion, and termination of department personnel.

6. Supervises and evaluates the performance of assigned staff, including administrative, technical, and professional positions; participates in the interviewing, selecting, assigning, and evaluating personnel.

7. Supervises and evaluates the work of craftsmen and workers to ensure completion in accordance with established standards, building, and safety codes.

8. Acts as liaison between the Maintenance and Operations Department and district sites, departments, Board Members, and, when necessary, the public.

9. Coordinates with administrators, contractors, and state and local inspectors regarding maintenance performance, building codes, and regulatory compliance.

10. Inspects district sites for needed repairs and maintenance.

11. Assists in developing proposals for deferred maintenance and various maintenance projects for legal bids. Acts as a liaison between the Maintenance and Operations Department and contractors to ensure compliance with all bid terminology and building and safety codes.

12. Assists in estimating labor and material costs for maintenance projects.

13. Performs site preparation and layout.

14. Prepares written and oral reports.

15. Assists in the preparation and administration of the Department budget.

16. May act as on-site inspector when contractors or others are performing work.

17. Other duties as assigned.

MINIMUM QUALIFICATIONS:

1. Five years of experience in maintenance, grounds keeping, or related field, including three years in a supervisory capacity.

2. Ability to supervise, train, and direct personnel in all aspects of building trades.

3. Ability to maintain effective working relationships with administrators, employees, and the public.

4. Working knowledge of all related building trades, including methods, materials, and equipment used in the various trades.

5. In-depth knowledge of building construction practices and laws affecting the construction and repair of school buildings and grounds keeping.

6. General knowledge of bidding policies and procedures for school districts.

7. Possess and maintain a valid driver’s license.
