JRK Property Holdings is Hiring a Leasing Consultant Near Aurora, CO

JRK is seeking an energetic Leasing Consultant to join our team to assist current and potential residents to achieve acceptable traffic and occupancy levels for the property. The Leasing Consultant executes all leasing activities, providing an exceptional level of service and support to our residents.
Duties/Responsibilities
  • Executing leasing strategies and directives to ensure proper presentation, pricing, and promotional activity to lease units
  • Executing necessary marketing plan to drive prospect traffic
  • Executing promotional and markdown activity on a timely basis and according to Company guidelines and directives
  • Greeting prospects and tours market-ready units
  • Accepting applications for residency and submitting completed paperwork, including
    • Qualifying prospective residents determine needs, motives, and ability to rent
    • Ensuring the prospective resident understands deposit policies
    • Determining move-in date and unit desired
    • Collecting the application fee and processing according to Company policies
    • Verifying application information for accuracy and completeness, preparing addenda for other rentable items (i.e., pets and related deposits)
    • Making recommendations to the Leasing Manager and/or Property Manager about the desirability of the prospective resident
  • Completing all move-in details, including:
    • Preparing the Move-in Package
    • Obtaining resident keys, access cards/fobs, parking passes and permits
    • Delivering a fully executed copy of the lease to the resident and explaining all terms and conditions
    • Completing the Move-in Inspection Report
    • Collecting any deposits or rent due before allowing occupancy, and explaining resident deposit policies
    • Handling move-in on the computer and/or weekly leasing report
    • Completing ledger card and related information to include:
      • Verifying the lease beginning and ending dates
      • Verifying the amount of rent per lease
      • Collecting all deposits required
      • Identifying the legal names of all occupants
      • Recording business and home phones
  • Contacting residents 60 days prior to lease expiration and initiating renewals
  • Executing timely and accurate reporting on leasing activities
  • Conducting pricing analysis and shopping competitive properties for current rental rates
  • Establishing friendly and helpful working relationships with residents to gain their loyalty and additional markets through referrals
  • Assisting with maintaining the general upkeep of the property by removing litter, trash, and garbage as needed
  • Performing other related duties as assigned

Required Skills/Abilities

  • Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled
  • Excellent verbal and written communication skills with the ability to write and speak clearly and free of typos or grammatical mistakes
  • Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
  • Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines
  • Ability to function well in a fast-paced, high-volume environment
  • Proficient with Microsoft Office Suite or related software
Education And Experience
  • High school diploma or GED is required, undergraduate degree preferred
  • Previous property management experience with a proven track record in leasing or sales required
  • Natural disposition for sales and understanding of sales techniques and processes
Physical Requirements
  • Expected work hours:
    • Must work on the heaviest traffic days of the week, including Fridays and Saturdays weekly (and Sundays on an as-needed basis) and Holidays during peak business hours, including at least one closing shift weekly
    • Leasing Consultants will be scheduled according to Company guidelines and standards and must approve their schedules with their supervisor
  • Travel: None
  • Work environment and physical demands:
    • General office environment, ability to lift or move items weighing up to 10 pounds
    • Able to move about the property to perform assigned tasks and responsibilities, including sitting or standing for extended periods, walking, and climbing stairs to perform functions in various weather conditions and variable climates
  • FLSA Status: Nonexempt

The Details…You will work full-time with at least one weekend day and one weekday off. Commissions range from $25.00 to $100.00 per each new move-in, based on property performance, and are paid monthly in arrears at the discretion of the Company.
We offer many benefits to meet your needs, including medical, dental, vision, and basic life insurance options. The company provides auto-enrollment in its 401(k) plan after 60 days of employment. New employees accrue 40 hours of vacation in the first year and earn paid sick leave per state requirements*. Eligible employees also receive holiday pay (if working) or paid holidays (if scheduled off) for 6 holidays each year**.
