Preston Communities is Hiring a Maintenance Supervisor Near Salisbury, NC

Overview:
We are seeking a highly skilled and experienced Maintenance Supervisor to join our team for a new construction lease-up community. As a Maintenance Supervisor, you will be responsible for overseeing and managing the maintenance operations of our property. This is a critical role that requires strong leadership and technical expertise in industrial maintenance.

Essential Duties and Responsibilities:
Includes the following, and any other duties as assigned by the Property Manager.

· Inspects properties and equipment to determine need and extent of service, equipment required, and number of maintenance personnel needed.

· Directs contracted projects to verify adherence to specifications and contract.

· Purchases building and maintenance supplies, machinery, and equipment.

· Ensure that all service teams members are well trained in the areas of professionalism,

customer service and fair housing. Provide them with assistance when needed.

· Maintain a work schedule to ensure the property is staffed to meet customer service and company goals.

· Schedule and oversee the daily work for the maintenance of pools, grounds, service requests, make readies, move-ins and projects.

· Monitor leasing activity and schedule changes when necessary to meet move-in goals. Work with the Property Manager in walking units within 24 hours of move out and making sure charges are properly assessed.

· Collects and analyzes contract bids and submits bids and recommendations to superiors for action or approval.

· Maintain SDS/OSHA/EPA logs in shop and office, inventory control logs and preventative maintenance logs as well.

· Check Handi Trac daily to ensure ALL keys are accounted for.

· Communication meetings with the Property Manager to review maintenance issues and make ready status daily.

· Schedule work orders and complete as necessary, ensuring that there is a 24 hour or less response time.

· Work closely with Property Manager to resolve employee and resident issues.

· Plumbing, carpentry, drywall, insulating, roofing, pool maintenance, appliance installation and repairing buildings, floors, or stairs.

· Basic electrical experience.

· Landscaping

· All other duties assigned.

Supervisory Responsibilities:

This job will assist the Property Manager in the supervision of the maintenance team.

Education and/or Experience:

High School diploma or general education degree (GED); or two (2) to three (3) years related experience and/or training: or equivalent combination of education and experience.
