As part of this growth, we are adding an additional seasoned Project Manager to support expanding operations and maintain our high standards of execution.
Position Overview
ZZone Construction is seeking a seasoned Project Manager with self-storage construction experience and a strong estimating background. This role is critical in ensuring projects are fully scoped, accurately estimated, and executed without gaps or oversights.
The ideal candidate is detail-oriented, proactive, and capable of identifying missing scopes of work while managing multiple projects from pre-construction through closeout.
Key Responsibilities
- Manage multiple self-storage construction projects from pre-construction through closeout
- Serve as the primary point of contact for owners, engineers, consultants, contractors, and subcontractors
- Work closely with superintendents to ensure schedule, quality, and safety compliance
- Lead contractor and subcontractor management, including scope coordination and performance oversight
- Prepare, review, and manage electrical submittals and related trade submissions
- Manage RFIs, submittals, change orders, schedules, budgets, and cost forecasting
- Perform detailed scope reviews to identify missing or incomplete scopes of work
- Ensure all project scopes are fully captured and nothing has been missed prior to construction start
- Oversee estimating coordination and validate budgets against construction documents
- Track quantities, job progress, and cost codes across all projects
- Review and approve subcontractor and supplier invoices
- Prepare monthly pay applications and progress reports
- Communicate project status, risks, and solutions clearly to senior leadership
Required Experience & Expertise
- Minimum of 3 years of construction project management experience
- Self-storage construction experience strongly preferred
- Mandatory estimating experience with the ability to review and validate scopes of work
- Proven ability to identify missing scopes and prevent budget or construction gaps
- Experience managing contractors and subcontractors across multiple trades
- Ability to manage multiple concurrent projects
Qualifications & Skills
- Bachelor’s degree in Construction Management, Engineering, or equivalent experience preferred
- Strong understanding of construction documents, plans, and specifications
- Excellent organizational and documentation skills
- Strong written and verbal communication skills
- Detail-oriented with strong problem-solving and analytical abilities
- High level of accountability and ownership
