Job Overview
The Project Development Manager is responsible for driving revenue growth, expanding market presence, and developing strong client relationships for the company. This role focuses on identifying, pursuing, and securing new business opportunities while maintaining and strengthening relationships with existing clients, industry partners, and the community.
This position plays a critical role in aligning sales efforts with company profitability goals, ensuring consistent pipeline development, and representing the company professionally in the marketplace.
Responsibilities
- Identify and research potential commercial construction opportunities including private developments, public projects, negotiated work, and repeat-client projects.
- Build, maintain, and strengthen long-term relationships with current and prospective clients.
- Represent the company at industry events, chamber meetings, trade shows, job fairs, and professional associations.
- Assist in drafting project narratives, cover letters, and client-focused proposal content.
- Maintain accurate records of all prospects, leaders, meetings, and opportunities.
- Prepare regular business development activity reports for leadership.
- Document client feedback, lessons learned, and market intelligence.
- Support continuous improvement of business development processes.
- Excellent communication, presentation, and interpersonal skills.
- Lead company project subcontractor/vendor evaluation scorecard program.
- Maintain proposal libraries, client lists, and marketing databases.
- Coordinate participation in industry organizations.
- Assist and develop company presentations, capability statements, and marketing materials.
- Support the development of strategic partnerships with architects, engineers, subcontractors, and consultants.
- Serve as an initial point of contact for new client inquiries.
- Schedule and attend local or within the RGV area, client meetings, property walks, and project discovery sessions.
- Understand client business needs, delivery preferences, and long-term development plans.
- Maintain consistent follow-up with past clients to support repeat business opportunities.
- Support leadership in client business meetings, and relationship-building activities.
- Proactively prospect new clients, developers, architects, engineers, brokers, subcontractors and municipal entities, economic development corporations, hospitals/medical entities.
- Develop and maintain a strong portfolio of qualified commercial construction opportunities.
- Monitor construction industry trends, competitor activity, and market conditions within the region.
- Submit daily activity reports to the General Manager and maintain weekly schedules. Prepare weekly summaries of leads, meetings, and business development activities.
- Develop regular company reports, tracking leads, opportunities, and sales performance.
- Recruit, prequalify, and maintain relationships with vendors and subcontractors to support business growth.
- Create and update company presentations.
- Manage and update the company website and social media platforms (LinkedIn, Facebook, Instagram).
- Post and maintain regular content to promote projects, services, and company branding.
- Conduct regular job site image audits to ensure ZIWA signage is properly placed, in good condition, and that branding and visual standards are consistently maintained.
- Develop and maintain relationships with economic development organizations and related entities throughout the Rio Grande Valley.
- Lead company community outreach initiatives to strengthen brand presence and local partnerships.
Qualifications
- Bachelor’s degree in Construction Management, Business, or related field (preferred)
- 4–7 years of experience in commercial construction, sales, or business development.
- Strong knowledge of construction processes, estimating, and project delivery methods.
- Proven ability to generate and close business opportunities.
- Excellent communication, negotiation, and relationship building skills
- Self-motivated with strong organizational and follow-up skills
