Job Summary:
We are seeking an organized and proactive Production Manager to lead and manage the day-to-day operations of our property maintenance and unit turn services. This role ensures work orders and unit turns are executed efficiently, with high quality, and within expected timelines and budgets. The ideal candidate is highly detail-oriented, experienced in coordinating teams and vendors, and comfortable overseeing multiple projects in a fast-paced environment.
Key Responsibilities:
Work Order Management:
- Review, prioritize, and assign all APPROVED BY PM incoming maintenance work orders daily.
- Optimize technician and vendor schedules based on geographic location and urgency.
- Coordinate subcontractors when required.
- Ensure all completed work orders include proper documentation: photos, receipts, notes, and follow-ups as needed.
- Oversee quality control to ensure high standards and timely close-outs.
Unit Turns (Move-Out to Rent-Ready):
- Create and send unit turn estimates to property owners for approval.
- Own the end-to-end process for unit turns, including scheduling, progress tracking, and quality assurance.
- Schedule and oversee all phases: cleaning, painting, repairs, punch lists, and final inspections.
- Collaborate with leasing and property management teams to support pre-leasing and showings.
- Track and report on unit turn timelines and costs for continuous improvement.
Preventative Maintenance & Inspections:
- Develop and manage preventative maintenance schedules (HVAC, seasonal systems, fire safety, etc.).
- Ensure recurring tasks are completed on time and documented properly.
General Operations Oversight:
- Monitor and manage daily work order assignments to ensure nothing falls through the cracks.
- Prioritize urgent/emergency issues over routine maintenance.
- Coordinate tasks between internal teams and external vendors.
- Identify and resolve quality issues or delays quickly and effectively.
- Support Property Managers by lightening their operational load and acting as a central point of contact for maintenance-related needs.
Qualifications:
- 3 years experience in property maintenance management, production scheduling, or facilities management.
- Strong understanding of unit turns and residential property operations.
- Proven ability to manage multiple workstreams and coordinate internal/external teams.
- Excellent organizational and time-management skills.
- Strong problem-solving skills with a focus on quality and accountability.
- Comfortable with software tools for scheduling, documentation, and communication.
- Ability to read and create cost estimates and scopes of work.
- Valid driver's license and reliable transportation.
Job Type: Full-time
Pay: $60, $65,000.00 per year
