Maintenance Technician Position Overview:
In this role, we are relying on you to keep the community grounds safe, organized, well-maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensuring the timely and satisfactory completion of service requests and inspections. You will also be a key player in the upkeep of community assets and grounds. Teamwork is also an essential key to success in this role.
Maintenance Technician Essential Functions:
- Maintain rental inventory through preventative maintenance, work-orders, and home refurbs.
- Keep the community grounds, common areas, and vacant lots clean and free of debris and trash.
- Complete all work in a timely manner, without sacrificing quality or safety standards.
- Respond to after-hour emergency calls according to on-call schedule.
- Read water meters, identify, and resolve leaks within the community as applicable.
- Organize maintenance facilities, tools, and equipment.
- Aid in new home delivery and set-up and report any warranty/follow-up work to management.
- Deliver resident notices as requested by management.
- Participate in all required team/safety meetings.
- Uphold OSHA standards and maintain Personal Protective Equipment as required by State law.
- Maintain safe winter road conditions through snow removal and de-icing when applicable.
- Operate and maintain all company vehicles according to compliance and safety standards.
- Communicate effectively with team members, vendors, and residents.
- Ability to work safely around pets, service animals, and wildlife.
- Additional duties as assigned by management and subject to change.
Maintenance Technician Physical Requirements:
- Ability to stand and walk for up to eight (8) hours per day
- Use of hands, including fingers, to handle or feel objects, tools, or controls in a repetitive motion.
- Capacity to reach with arms and hands overhead and in front of your body safely.
- Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spaces
- Ability to see clearly at both far and close distances as well as the capacity to adjust focus effectively.
- Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.
- Proper handling of potentially hazardous chemicals
- Must be able to climb ladders, occasionally up to an 8-foot ladder safely
Maintenance Technician Education and Experience:
- A valid in-state driver’s license is required
- A high school diploma or equivalent is preferred
- Previous home refurbishment or make-ready experience preferred
- HVAC, Electrical, Plumbing, and Pool Operation experience are a PLUS
- OSHA certifications or completed trainings are a plus
- Proficiency in industry specific software products including the use of electronic devices/tablets
