Director of Property Management
We are a growing real estate investment and management company seeking an experienced, highly organized, and motivated Director of Property Management to oversee a diverse portfolio of multifamily residential properties totaling more than 600 units, primarily located in Brooklyn and the Bronx.
The ideal candidate will be a proactive leader with exceptional organizational, communication, and problem-solving skills, capable of managing day-to-day property operations while fostering strong tenant relationships, leading on-site office staff, maintenance teams and supers, and ensuring operational excellence.
Key Responsibilities
Tenant Relations
* Foster positive tenant relationships by addressing inquiries, concerns, and requests promptly and professionally to maximize tenant satisfaction and retention.
* Resolve tenant issues efficiently while maintaining a high standard of resident satisfaction.
Leasing & Occupancy
* Partner with the leasing team to market vacant units, coordinate property tours, screen prospective tenants, and oversee the leasing process to maintain strong and high quality occupancy levels.
Rent Collections
* Work closely with the Collections Department to monitor rent collections, implement strategies to minimize delinquencies, and coordinate with legal counsel when necessary.
Property Operations & Maintenance
* Oversee maintenance and repair activities, prioritize work orders based on urgency, and ensure all properties are maintained in a safe, clean, and attractive condition.
Vendor Management
* Source, negotiate with, and manage third-party vendors, contractors, and service providers to ensure quality work, timely completion, and cost efficiency.
Financial Management
* Prepare and manage operating budgets, monitor expenses, review worker time sheets and financial reports, and identify opportunities to improve property performance.
Regulatory Compliance
* Oversee compliance efforts and ensure all properties remain in full compliance with applicable NYC, state, and federal housing regulations, required inspections, and certifications.
Emergency Response
* Serve as the point person during emergency situations, making sound decisions and coordinating timely responses to protect residents, staff, and company assets.
Qualifications
* Minimum of 5 years of experience in residential property management.
* Proven experience managing rent-stabilized multifamily properties in New York City.
* Strong understanding of NYC housing laws, rent regulations, and property management best practices.
* Experience with property management software; Rent Manager experience is a plus.
* Proficiency in Microsoft Office Suite.
* Excellent communication, negotiation, and conflict resolution skills.
* Strong organizational and time management abilities with the capacity to prioritize multiple responsibilities in a fast-paced environment.
* Demonstrated leadership skills with experience supervising on-site staff and collaborating across departments.
