What are the responsibilities and job description for the Maintenance Technician position at Yankee Commons Mobile Home Community?
The Maintenance Tech is responsible for maintaining the appearance, safety, and overall functionality of the community. This position performs routine, preventative, and emergency maintenance on community grounds, buildings, infrastructure, equipment, and amenities while providing excellent service to residents. Landscaping and snow plowing are essential functions of this position, and prior experience in both is required. The Maintenance Technician must be available for seasonal snow removal and after-hours maintenance emergencies.
Essential Duties & Responsibilities:
Maintain community grounds by mowing, trimming, edging, weed control, pruning, planting, leaf removal, and general landscaping to ensure the property remains clean and attractive. Perform snow plowing, sanding, salting, and snow removal during winter weather events.
Maintain vacant sites, common areas, playgrounds, streets, sidewalks, parking areas, and buildings by removing trash, debris, weeds, and other hazards. Perform general building maintenance including painting, drywall repairs, power washing, window cleaning, pest control, concrete repairs, and other maintenance projects.
Inspect, repair, and maintain community infrastructure, including water, sewer, drainage, lighting, electrical systems, water meters, underground water lines, and storm drainage systems. Assist with reading, repairing, replacing, and installing water meters as needed.
Operate and maintain company vehicles, trailers, lawn equipment, plows, tractors, skid steers, power tools, and other commercial maintenance equipment. Perform routine preventative maintenance and keep all equipment, vehicles, and work areas clean, organized, and in safe operating condition.
Communicate professionally with residents, report community concerns to management, assist with project planning, obtain material pricing, monitor project progress, oversee contractors when requested, and complete projects within approved budgets and timelines.
Follow all company safety policies, OSHA requirements, PPE requirements, and safe equipment operating procedures. Respond to after-hours maintenance emergencies and perform other duties and special projects as assigned.
Qualifications:
Snow plowing experience is required. Applicants should possess working knowledge of plumbing, electrical, carpentry, grounds maintenance, and operation of commercial landscaping and snow removal equipment. A valid driver's license with an acceptable driving record is required, along with the ability to work outdoors in all weather conditions and lift up to 75 pounds. Strong communication, organizational, and problem-solving skills are essential.
