POSITION: HVAC Technician
REPORTS TO: Senior HVAC Technician /Coordinator Of Buildings and Grounds
ACCOUNTABILITY OBJECTIVE:
This position assists in the maintenance and repairs of heating, ventilation, and air
conditioning equipment to meet Local, State, and Federal requirements. Responsibilities
include troubleshooting equipment malfunctions, new equipment installation, performing
preventive maintenance, and responding to emergencies of HVAC equipment.
PRINCIPAL ACCOUNTABILITIES:
This position is accountable for the following:
1. Check heating, ventilation, and air conditioning equipment for proper
operating conditions
2. Performs periodic maintenance such as changing filters,
replacing worn belts, and lubricating motors on equipment such as
chillers, gas/oil/electric boilers,electric furnaces, air conditioners, heat
pumps, dehumidifiers, air handlers, exhaust fans, dust collectors, cooling
towers, vents, and compressors.
3. Troubleshoots electric, electronic, and pneumatic control systems,
including thermostats, relays, receivers, controllers, electric pneumatic switches,
solenoid valves,damper motors and actuators, switches, sequencers,
water valves, heating elements,programmable controls, electronic
sensors, and printed circuit boards.
4. Performs repairs on HVAC equipment; procures parts to repair or replace
defective motors, pumps, compressors, electrical, and other equipment to
achieve the shortest ‘downtime’ for equipment. Changes filters per
established schedule.
5. Confers with supervisor for decisions on whether malfunctioning
equipment should be repaired or replaced; takes appropriate action.
Keeps supervisor informed of unusual or costly situations.
6. Install new heating, ventilation, and air conditioning equipment; ensure
that equipment operates properly.
7. Responds to emergencies, including those not involving HVAC equipment;
restarts equipment in the event of a power outage.
8. Responsible for preventive maintenance on all HVAC equipment and
systems. Performs mechanical tasks to modify existing equipment,
ensuring code compliance and energy efficiency.
9. Communicate with outside HVAC equipment contractors for warranty
service.
10. Provides information to staff concerning HVAC.
11. Assists maintenance and grounds personnel in the completion of their
duties.
12. Works with DDC systems to manage and monitor building comfort levels
and energy consumption. Makes changes and adjustments as necessary.
13. Maintain records of work performed including labor and materials used;
receive work orders and determine priorities, using the district’s
computerized maintenance management software (CMMS).
14. Complete and close out CMMS work orders appropriately.
15. Performs similar, related duties as assigned.
LICENSES/SPECIAL REQUIREMENTS
1. Must possess a High School Diploma or G.E.D. Certificate
2. Must possess a Valid Massachusetts State driver’s license.
3. Must possess an EPA Universal Refrigerant Certification Card or Universal
Technician License.
4. Must pass a CORI/SORI Background check.
5. Required to wear/use appropriate safety clothing/equipment at all times.
WORKING CONDITIONS:
1. Must be able to lift a minimum of 50 lbs.
2. Required to work at heights or in narrow spaces to service equipment;
3. Required to stand for prolonged periods;
4. Must be able to climb ladders and carry all necessary tools.
5. Periodically required to lift and carry heavy supplies or equipment;
6. Must be able to work alone.
7. Occasionally required to work outdoors in inclement weather.
8. Must be available to respond to emergency calls after hours.
9. Requires travel between work sites within the city.
10. Works in all weather conditions, at heights, and in enclosed spaces with
limited access.
11. Availability to work overtime, including weekends, as necessary.
ADDITIONAL REQUIREMENTS:
1. Must observe and comply with all standard safety codes and practices, and
perform work per recognized trade and City of Worcester standards.
2. Must be able to communicate with peers and customers effectively.
SALARY: Appropriate lane and step on the IUPE Tradesmen Local 135 salary scale
WORK YEAR: 12 months
WORK DAY: 7:00 a.m.-3:30 p.m. Monday through Friday, plus overtime as needed
