The Woonsocket Housing Authority is seeking a full-time Maintenance Person to join our team.
Summary:
The Maintenance Person position is responsible for a wide variety of tasks associated with the general upkeep of buildings, equipment and systems repairs.
The Maintenance Person positions are located throughout Woonsocket Housing Authority’s offices and high-rise buildings. The job functions may vary depending on location.
Duties Responsibilities:
· Responsible for on-call rotation following the completion of the 6-month (180) day probationary period.
· Perform routine maintenance repair to building surfaces, fixtures, systems and equipment.
· Conduct general maintenance of tenant’s units and common areas including carpentry, painting and other general repairs.
· Prepare vacant units for move-in, including, but not limited to, painting and cleaning.
· Regularly inspecting and performing routine, preventive and corrective maintenance on equipment and systems.
· Diagnosing and identifying problems to determine the best way to fix them.
· Repairing and performing general repairs, such as fixing drywall, painting and repairing doors.
· Fixing potential safety hazards to avoid injuries.
· Perform maintenance on all security systems, fire alarms, and door locks.
· Adhere to schedule and take calls when on call rotation is assigned.
· Perform landscaping duties, such as, lawn mowing, hedge trimming and snow removal maintaining grounds, parking lots, driveways and walkways.
· Responsible for maintaining related maintenance records and logs.
· Follow all Material Safety Data Sheets (MSDS) guidelines and follow instructions regarding use for chemicals, disposal and spills.
· Assuming responsibility for establishing and maintaining effective communication, coordination and working relationships with tenants, co-workers, management, vendors and service providers.
· Complete additional duties as assigned by Supervisor.
Qualifications and Experience:
· High school diploma or equivalent.
· Must have at least 3-years’ experience.
· Knowledge of building and equipment maintenance and repair work.
· Knowledge of occupational hazard and safety.
· Must possess a valid driver’s license.
Working Conditions/Physical Requirements:
· Must have the ability to walk, stand, climb stairs, climb ladders, bend, pull, push and lift at least 50 pounds.
· Works indoors and outdoors and may be exposed to heat, cold, extreme weather conditions, excessive noise and possible exposure to fumes and offensive odors.
A skills test for Workplace Safety and Basic Maintenance and repair is required to be taken and passed to be further considered for this position. Those identified as potential candidates will be provided the exam.
