ESSENTIAL DUTIES AND RESPONSIBILITIES
- Coordinate the estimating, processing, and execution of all residential and community maintenance requests along with homeowners both on site and/or via telephone or email communication.
- Review all open work orders on a regular basis in our work order systems and ensure appropriate vendor invoices are being processed
- Inspect and coordinate with maintenance staff the routine and preventative maintenance of common ground and infrastructure items in all our communities
- Perform annual exterior inspections related to painting, washing, and outside appearance needs within the communities to ensure they meet the expectations as defined by our Community Design standards and generate business from them
- Coordinate annual heating inspections and gutter cleaning programs along with the administrative staff and with subcontractors
- Coordinate seasonal and annual home winter/summer watch inspections along with the administrative staff
- Respond to and/or assist with maintenance items out in the field which require attention and fill schedule voids as needed
- Consult with Director of Community Management, Construction Management team, maintenance staff, and subcontractors regarding these tasks
QUALIFICATIONS

EDUCATION and/or EXPERIENCE / OTHER REQUIREMENTS
- Prefer five years of field related construction experience including basic understanding of carpentry, electrical, plumbing, HVAC, appliances, and general residential maintenance
- High School Diploma required, trade school experience preferred
- Good communication and organizational skills
- Technology ability & understanding including computers, smartphones, tablets, etc.
- Valid Driver’s License
- 5 days per week, day shift
LANGUAGE SKILLS
Ability to read, analyze, and interpret instructions. Ability to document reports and business correspondence via email. Ability to effectively present information and respond to questions.
MATHEMATICAL SKILLS/REASONING ABILITY
Ability to calculate figures and amounts such as discounts, percentages to prepare job costs and proposals.
