Transaction Manager

Job Summary:

Preservation Equity Fund Advisors (“PEFA”) seeks a Transaction Manager for its growing private equity fund business. PEFA is dedicated to preserving Affordable housing nationwide through the acquisition of existing apartment communities that serve low-income residents.  The Transaction Manager will join a collaborative group of real estate professionals and work to ensure Affordable housing transactions close on time and within process.  This role requires someone who is a self-starter and well versed in underwriting analysis, relationship management, and project management.

Key Responsibilities:

• Source and close debt financing for all acquisitions - primarily from Freddie Mac, Fannie Mae, or HUD through various existing lender relationships
• Review soft quotes, lender applications, loan commitments, and other lender forms for key business terms and with a fiduciary mindset towards representing the interests of PEFA
• Analyze acquisitions for loan sizing using rent rolls, DSCR, LTV, NOI, and other financial metrics
• Satisfy all lender due diligence requirements in coordination with the acquisition, asset management, and legal teams
• Drive the closing process and ensure transactions meet deadlines
• Manage debt maturities for all properties in portfolio and provide yield maintenance/defeasance calculations as needed
• Assist with third-party report coordination, due diligence tasks and preparation of investment committee materials

Key Qualifications:

• Bachelor’s degree in finance, economics, or related field
• 5 years of relevant work in commercial lending, loan origination, or loan closings - preferably with a focus on multi-family real estate or affordable housing
• 1-2 years experience with Fannie Mae and/or Freddie Mac multifamily loan programs
• Deep understanding of loan underwriting and structures, preferably in Affordable housing and with agency executions
• Strong communication and organization skills with a closer mindset

The compensation listed represents the expected salary for this position. A candidate's work experience and other job-related factors will also be considered.

Salary : $120,000 - $140,000
