HVAC Maintenance Technician

 JOB TITLE: HVAC Maintenance Technician, New Haven CT

Summary:

This position is for a HVAC Maintenance Technician that will provide facilities support for several office buildings in and around the New Haven CT area. This individual will report directly to the Facility Manager and support the property management team while working directly with tenants. The position encompasses HVAC, general building maintenance and repairs, involvement with life safety and preventative maintenance field work. Excellent customer service skills, working independently without close supervision, and focus to detail are required. This position will be 40 hours/week and may require off hours work and overtime.

Job Responsibilities:

·      Responsible for routine maintenance and repair of HVAC equipment used in commercial buildings (60%).

·      Works on assessing building HVAC systems and guiding proper contractors to perform repairs as needed.

·      Perform routine maintenance and repair of plumbing, roofs, and electrical systems, life safety systems, building inspections, and building preservation (30%).

·      Perform work as directed by Facility Manager.

Job requirements are as follows:

·      HVAC experience that also includes controls (see Technical requirements below).

·      Commercial building and preventative and corrective maintenance experience

·      Knowledge of life safety, plumbing, general building infrastructure and equipment

·      Minimum of 5 years’ experience in a commercial setting.

·      Work at New Haven and surrounding area properties as needed

·      Willing to respond after hours

·      A licensed technician with a D2, S2, or Registered state of Conn Apprentice

·      With Schooling completed.  

·      Experience with BMS, JCI, ESC, Andover or Siemens.

·      Experience with work order management system, i.e., Building Engines/Prism

Technical requirements:

·      Troubleshooting skills to diagnose and resolve problems involving HVAC principles.

·      Ability to install, maintains, and repairs all types of heating, cooling, air distribution and refrigeration equipment.

·      Familiarity with VAV boxes, digital controllers, and building automation systems.

·      Ability to diagnose problems and perform preventative maintenance and repair on all types of equipment including split systems, air handlers, thermostats, condensers, fans, evaporators, and Laboratory MUA units.

·      Competence in HVAC test equipment, gauges, meters, and measuring instruments is needed.

·      Experience using standard HVAC hand tools, and the ability to conduct leak detection and repairs.

·      Ability to oversee mechanical sub-contractor’s work to ensure contractor is performing work per the requested scope.

Other requirements:

·      Willing to accept changes in work schedule both temporary and permanent.

·      Able to multitask and meet deadlines.

·      Computer proficient- knowledge of Microsoft Suite (Excel, Word, Outlook)  

·      Communicates effectively verbally and in writing.

·      Must be accessible to the New Haven area for on-call scheduling 24/7.

·      Ability to lift and carry up to 50 lbs periodically.

·      Must possess valid driver's license and have reliable transportation.
