Hiring Range: $21.52 - $22.92 per hour, depending on experience/qualifications
Work Schedule: Generally, 20 – 28 / hours per week, Monday-Friday. Must be available nights and possible coverage for events and programs, as scheduled.
NATURE OF WORK
As a member of the Facility Maintenance Division, the Facilities Maintenance Technician performs routine installation, repair and maintenance of plumbing, mechanical, electrical, painting, carpet and flooring, construction and exterior maintenance. Assists with general custodial duties, and special requests for set-up and tear-down as assigned. This position operates various types of building systems, machinery and tools in a safe, efficient manner to maintain, analyze, repair and perform semi-skilled and skilled improvements to town facilities and equipment; and maintains and repairs mechanical and electrical operational systems including, but not limited to heating, air conditioning, ventilation, plumbing, electrical lighting and distribution.

SUPERVISION RECEIVED
The Facilities Maintenance Technician works under the direct supervision of the Facilities Supervisor to carry out assigned duties, functions, roles and projects in both routine and complex circumstances.
Essential Job Functions
The following duties and responsibilities are illustrative of the primary functions of this position and are not intended to be all inclusive:
- Performs a wide variety of general construction, maintenance, and repairs on buildings and facilities, for upkeep, and preservation.
- Assists in inspections of all town facilities to insure safe environment for users and compliance with CIRSA standards and Fire Safety Codes.
- Maintains and repairs small equip as needed.
- Appropriately assesses and reports maintenance issues and prioritizes when the work needs to be completed. Detects and reports defective or destroyed materials, items that need maintenance or fixing, or questionable conditions to department supervisor.
- Completes start up and shut down of systems operations at municipal pool and park restrooms for season.
- Assesses and assures refuse areas are clean and organized.
- Maintains and performs safety inspection of assigned vehicle.
- Researches tools and equipment needs and gathers price quotes for parts and equipment.
- Monitors work performed by contractors as requested by supervisor.
- Maintains personal work space and equipment in a lean and orderly condition.
- Performs related duties as established by law/ordinance or reasonably directed by the town.
- Completes work orders and performs routine construction, maintenance, repairs, remodeling, and preventative maintenance to all town buildings and equipment.
- Performs basic maintenance such as changing filters, replacing light bulbs, unclogging toilets, replacing switches and electrical outlets, repairing floors and walls, painting, and exterior maintenance.
- Completes and submits reports, work orders, and supply requests accurately and timely.
- Preserves town resources by monitoring and controlling costs.
- Uses discretion with sensitive information.
- Processes work orders and completes assignments effectively and in a timely manner.
- Performs all work duties and activities in accordance with town policies and procedures.
- Performs duties in a timely basis as assigned.
- Provides assistance to outside vendors and contractors.
- Ensures that town facilities are safe and comfortable for staff, citizens and visitors.
- Responds to staff, customers, citizens and contractors in a positive and respectful manner.
- Assists in completing unexpected and/or urgent projects requested by department/division staff or management.
- Assists building maintenance staff with custodial duties and special set-up and tear-down as assigned.
- Establishes and monitors priorities and meets deadlines.
Depending on organizational need, additional duties may include the following:
- The Facilities Maintenance Technician PTYR position is part of the snow removal program which includes scheduled on-call responsibilities typically during the months of October to April. Facilities Maintenance Technicians (PTYR) are required to review and acknowledge the Snow Guidelines annually.
- The Facilities Maintenance Technician I position participates in the Shared Fleet Vehicle Program, which requires an annual motor vehicle record check.
- May be involved in special projects that are directly or indirectly related to essential job functions.
- Continues educational and certification requirements in order to remain abreast of current methods and procedures.
- Assisting other departments/divisions as necessary.
Education, Knowledge, Skills, Abilities
EDUCATION, EXPERIENCE AND FORMAL TRAINING
- Minimum of two (2) years of experience in related field, such as construction, facility or building maintenance
- Minimum high school diploma or GED
- Electrical experience and/or licensing preferred
- Equivalent combination of education and experience
LICENSES OR CERTIFICATES
- Must possess and maintain a Department of Transportation Medical Examiner’s Certificate
- May possess HVAC, Electrical, or similar certification
KNOWLEDGE, SKILLS, AND ABILITIES
- Basic knowledge of principles and practices of facility maintenance and safety practices
- Knowledge of town and department/division policies and procedures
- Computer skills to complete forms and paperwork and to use email
- Skill in the safe and proper use of tools and equipment necessary to perform various maintenance and repair tasks
- Ability to read, understand, and complete written and verbal requests and work assignments
- Ability to read and understand maintenance text to identify repair components and to complete operational tasks
- Ability to understand and work from schematics and blueprints

- Ability to successfully pass the determination of eligibility; an additional and more extensive background screen necessary to work in the Police Department building, either supervised or unsupervised.

- Equipment: Position requires use of various equipment including staff vehicles, ladder, power tools, hand-tools, two-way radios, computers/tablets/other digital equipment, calculators, copiers, printers, fax machines, telephones.
- Materials: Position requires the use of lubricants and cleaning supplies, paints, lacquers/thinners/solvents, adhesives, fuels, degreasers, grease, oils, refrigerants and other materials as needed.
